Has the condo real estate market picked up in Pattaya? Are condos in Jomtien shifting? When I was there in 2016 only heavily reduced price condos were selling? There seemed a lot of low priced units around, has this changed?

Market is dead. Prices falling. Very little selling.

Still one or two buildings in Jomtien asking silly prices 60-70000 sq m + but not selling many.

Many buildings under 40k sq m now.

Yes i look online a lot and i don't see much new on the market for the areas I'm interested in.

 

I see the same old condos everytime i check

I went past today and they have started fitting windows in the front left side of building, hope it starts gathering momentum now, but a long frigging way to go, need a huge army of workers there asap

1 tower crane half down. possible it is being moved to enable the hotel unit at the front to be built

This is another situation i have heard varying stories on where 1 says we cant be charged for electricity until we get chanotes because we need to be listed as the title owner for that address whereas others say they can install meters & charge us for electricity even with no chanote in our name

Hey, Blueydog .. hate to read of your dilemma.

I could only speculate about why the developer is allowing buyers to move in without conveying their chanotes .. here is one guess .. the developer gets money from the buyers to allow them to occupy before making their final payment .. that is how it happened to my friend .. he thought what a nice developer, that my friend is allowed to occupy even though my friend had not paid the last 5%, and the silly chanote thing will be worked out soon .. the developer lured from my friend 95% of the purchase price on his condo .. the chanote on my friend's unit was transferred to the unpaid contractor .. gosh, some might consider that criminal fraud.

Not sure what Tulip Group is doing, but that is how it has happened in other projects .. ask around .. how much have others occupying unowned condos paid Tulip Group?

On why the long suspended condo across the street is now being worked on by the Nova Group and one of the development partners in your building .. who knows .. you've heard the old sayings about leopards being unable to change their spots, and birds of a feather, and all that.

On the issue of the power .. I am unsure what arrangements my buddy made, but I know he has electricity .. I believe the applicant for an electric service is not required to show a chanote (at least to the Metropolitan Electric Authority in Bangkok) .. my daughter had her own electric service installed for a showroom she leases .. no chanote.

Keep us posted, Blueydog .. and keep a wary eye out for Tulip Group's next project announcement.

I suggested to you earlier .. check with the Land Department to see in whose name the title to your unit is registered,

There is easily enough work there for 100+ workmen .. this does not look to me like the project is really being worked on .. appears more of a cosmetic show of construction activity .. I guess this creates an impression on potential buyers.

You can be certain that the developer is not working for your benefit. In Thailand people smile a lot but only look after themselves.

As some owners have chanotes the building must have been registered as a condominium. So my advice given months ago about holding a meeting stands.

But you will wait forever for one to be organised for you: organise it yourselves and then complain in person with the assistance of a lawyer to the Land Office. Make sure that the Office of Consumer Protection knows about the complaint, and also the local media (though they are possibly in bed with the developer and so may not report it).

note the land in the foreground has been cleared and fenced off which indicates some sort of development is coming

 

The block work in the second picture is disgraceful. If the brick layers can not lay blocks correctly then I would be very concerned about what else is not done correctly in the constuction.

I walk by the construction site almost daily - and it sure looks like they are moving along on the construction, after what seemed like many months of nothing being done... will be nice if/when they finish...I am guessing another year to complete all the buildings - assuming they keep working on them and don't have another several month of no work being done), get it cleaned up, etc... although if/when it is finished and if it gets pretty filledUP, the additional traffic on that small soi (Bukhao Soi 15) will be REALLY messed up... it's bad enough lately with taxi's parked along the road, stopped in front of/across from the hotel across from Areca on that Soi), coupled with bigARSE construction trucks coming in and out of the construction site... and people walking, sometimes 3 across instead of single file, not realizing how they are very much taking their life in their hands by not being more aware of their surroundings (a totally whacked at times, semi-busy small Soi with cars and motorcycles/motorscooters sometimes driving along pretty fast)... 

Retired in Pattaya, Thailand - arrived April 1, 2014... Ohhhhh yeahhhhhh... LiveN my dream!

i went down there today and the place is flying along now , they are digging out the pools, well working everywhere, was well impressed, boosted my confidence in the place

i had a walk around the entire location today and took a few pics, but i've been out on the lash, friday night in pattaya, what can i do?

not try and load/post pics till i've had some tea or coffee in the morning.

if yo walk right up to new office you can see all the stuff that's going on near vthere and was loads of workers compared to before, but still needs a load more, but you can see loads of windows gone in now and balcony class etc,
