Thank you for verifying them. I'd go elsewhere but the room I am looking at with them is just awesome. Wish the booking system was smoother.(or worked at all)

I would really appreciate a report after your trip sovrene, I am fed up with shitty rooms from Honey, and , like you have looked at VT6.com but unsure of them.

so some feedback would be great , both on the probs. with booking and on the room in general.

I stayed there May '16 and no work at all on the proposed site so I think you will be fine with that.........cheers

Never had a problem with Dancewatchers, rooms have always been clean and top notch. Seamless check in and check out, well organised in my experience. Bit pricier than some but you get what you pay for.

was at the Hilton last week and the lot is still empty and no activity

Heard from a realtor that new buildings up to 2nd Road (150 yeards from the beach) can only be a maximum of 8 stories high.  All high-rise development will be beyond 2nd road now.  Does anyone know whether this is true?  

 

Having this height restriction is great for the existing hotels - prevents anyone new from coming in and creating competition.

if i remember correctly it is a 2 phase development by a thai group called Kantary involving 2 blocks of 15 and 23 floors with presumably the former being nearest the sea. plus a third block in phase 2 nearer second rd.

nothing has been done on site since late 2015 when piling was completed for phase 1.

That rule was in place before Hilton was built.

Since Thailand uses metric doubtful that 150 yards is the rule and also doubtful that a Thai realtor would know what a yard is.

VT6 is set back 150 meters before becoming a high rise; the pool and garage are set back about 100 meters

The Hilton hotel is set back 100 meters and can only be explained by some very large cups of tea being served.

This is what we knew about the project before they started to work on it... and finally stopped last october.

 

Some news about the Kasemkij project :

 

The new project will be built in 2 phases on the empty lot next to VT6 and will be the biggest Kasemkij project to date. 

 

First phase will include the building of Kantary Hotel (28 storeys, 250 rooms) and Cape Hotel (15 storeys, 70 rooms). The project includes the 'most luxury beach club in Pattaya' (quoting Kasemkij CEO) with restaurants and shops next to the beach (to be located on the empty green part of the lot in front of 15 stories building on the picture below). The project also includes a convention center (supposedly located in the Kantary building). This project will open around end of 2016 or the beginning of 2017.

 

Second phase - and that"s quite a surprise as it has never been mentioned anywhere before - consists in a third hotel under Kasemkij's third brand : Kameo Hotel (supposedly being 120 or 150 rooms) to be build also on the empty lot. We can easily imagine that its location will be in the empty green area between Kantary building and Second Road on the picture below).

 

Total investment cost is 3.5 billions baths, with a opening planned for early 2019.

The company which owns the brands is Kasemkij, as i was mentioning first on page 1.

They are developing hotels and serviced apartments under 3 brands : Kantary, Cape and Kameo.

 

Each of them will have their own building on the land : Cape and Kantary being built on phase 1, and Kameo on phase 2.

 

 

On his drawing, Oukiva only mentioned Cape (15 floors) and Kantary (28 floors) buildings because at that time, one year ago, we were only aware of phase 1 of the project.

 

We still don't know for sure where Kasemkij plans to build Kameo building on the land, but we can imagine that it will be on the green land next to Second Road which would make sense as Kameo is supposed to be the cheapest brand at Kasemkij company.

Haven't heard about this 'new rule' yet but i have heard of course about the trouble with height of new tower at Bali Hai Pier.

 

Can you tell us which realtor told you that information ?

dont think it is a new law/rule ....heard about it years ago 10 or more  when I stayed on that block  between Soi 7 and SOI Pattaya Klang/post office I think its called any way the main road,  beach rd end.....

 

that cannot be developed above 5 stories  I believe. according to the owner of the globetrotter who has been there since 95,  

not sure how far it stretched down beach road obviously not far enough or if it is Zoned in some way on developments of the day. but would imagine that was circumvented quite easily with brown envelopes previously or some rules/law where put in place just to generate said brown envelops. lol 

 

You do wonder why,  a lot of building you thought would be gone by now and developed have not been. Maybe the reason. 

 

If the contractor building next to VT6 had banked on been able to BUY!!!  their planning permission as  they  have previously done business, grease the wheels so everything goes through   now  Junta is involved they cannot go forward .....they will just have to adapt to the new business environment or wait it out till the circle of bribes can start flowing again ,,,, if it ever does.. that may have halted it or simply the funding is no longer in place.   OR they are not willing to risk the money on the uncertain future of the country. With military law you never know what will happen as they don't need anybody permission to do shit and stay in power.  if they wonted they could seize all assets of every company and nationalise it who would be there to stop them.

Possibly the reason for nothing happening on this plot is very simple.

 

Oversupply.

 

Why spend construction costs if you cant either sell or have customers for it.

 

The reasons for the property glut, the empty shops, condos and hotels don't actually matter, whatever they are but there is no point point in adding to them until there is an actual demand.

Can anyone confirm street vendors usually staying in front of VT6 gate on Beach Road are gone since the last few weeks or are they back at the usual time of the day/night ?

still missing.

2,000 bht fine if they get caught trading beach rd.

there are a handful around but not that close to the cop shop and they tend to deal from near a soi with a beady eye watching down beach rd in case they have to make a quick getaway.

 

 

when the 7/11 was being re-fitted they used their car park area for a while but now it's open again.............no way

Seems they are playing cat and mouse with police even more now with the rules enforcement.

 

Sad to read that they cannot work peacefully. I don't know anybody who ever complained about them, it has always been a real luck to have them around.

Maybe they were holding off construction, until the new councillors  settle in and the military decide on what direction they will go with building requirements and restriction,  Easier to change the plans on the drawing board rather then after it's half built.
