Morning gentlemen ;

   after over an hour fannying around i have finally managed to get some pics to show the gardens etc .

these first two are of the little revamped sala jutting out over the big koi pond -hours of work painting the underside of the roof which was concrete grey before -now all complete including a pair of nice  new hammocks for lazing the days away

         A year or two ago one gentleman asked what i was going to do about the ugly grey block wall in front of the house .

              well i  planted and transformed it into a beautiful low evergreen hedge .

                           things take time -but i think you can see its worth the wait

the garden after a long prolonged songkran drought .

now after only 2 good  downpours of rain -she has so quickly sprung back to life .

mother nature is so wonderful .

Hello guys ;

     i have had a busy and fruitful day in the garden today-trying to keep busy and my mind occupied whilst Karen has taken Pai to see the specialist again today .

good news bad news --the good news is Pai has been stabilized after a hit of new drugs and also a mix of vitamins that she is lacking now on her exceedingly strict diet .-bad news is she has been confirmed as stage 4 kidney disease .

Heartbreaking for the three of us --she wanted to cheer herself up so the girls went to salon and Pai had her hair cut into a sexy bob --she looks 20 years younger and like the time when we first met her all those years ago -ravishing ,keep looking forward sweet girl as we tread a weary path .

All being well -tomorrow we will go to Pais home to remove another tree stump -took one out yesterday for her -maybe 14 inch diameter -tomorrows job is bigger possibly 20  + inch diameter -not easy but we need to do it --she wants a new paved area central in her garden with a bamboo arbour over so she can sit and relax amongst her flowers in the shade ,

this is something we certainly can not deny her ,-when the stump is removed -we can set about concreting a base ready to accept ceramic 60x 60 cm floor tiles ,the stone -sand and cement etc have already been delivered .

              things have progressed quite rapidly to this stage and both Karen and i want to tie things up here smartly so we can move to Pais home which i built 15-16 years ago to enable us to look after her better without commuting back and forth ,

with this in mind i will  offer a 10% discount on our already underpriced home .

the asking price is now -2.25 m bt ,--the banks valuation was over 4m .

again this is a turn key price with the vast majority of fixtures fittings furniture -pots and pans china and glass wear etc etc ,

there are no hidden catches .

Good morning gents ;

        Just to let you know about our visitation yesterday re the sale of our home ,

the morning was spent tidying away and preparations to present our home at its best ,

Pai insisted on making a large meatloaf for our guests with chips -asst vegies and a spicy BBQ sauce as they were traveling quite a way to view ,

the couple and their 11 year old son were coming from near KK so a 2 and a half ish hour run .

they saw the ad on an expats facebook group page and were dead keen to view .

they duly arrived and after introductions had a brief tour-all 3 were totally smitten  and overwhelmed by the beauty and tranquility of the place .

after a Q&A session they said they couldnt believe the total perfectness of our home .

we all sat down and ate the flavour some meal that Pai had prepared -it was scrumptious 

the gentleman said that they  had looked in many places to buy their perfect home -inc  nong kai   , KK,  korat ,Loei.and their hunt began 7 yes 7 years ago .and now they were here and he declared the place IDEAL-PERFECT-and vey affordable .

now the shocker --the gentleman confessed that they had already purchased a rai and a bit  of land in KK for 420k .and had had it filled with soil and a 2 metre wall built all the way around already ,plans had been drawn up for a 2 story house through a professional building company  and a quote for 4.1 m baht to build .fees paid but no build date agreed or confirmed or contracts signed .

he said he wanted now to sell the plot and buy our -perfect home -

you could see the dream in his eyes and words that he so wants our home -his words -it has great vibes and Serenity .

WHY ?????

am i being teased with these  viewings ?

he was cornered a little into buying the land in KK as he had had a health scare and wanted to make a home for his wife and son before any serious eventualities occurred .he now  admitted maybe he acted in haste .

another one where we will have to wait and see 

extremely happy with the viewing and also the great reaction  and comments .

Something doesn’t add up here.  He’s looking at spending this amount on a build.   Your price is much less than that.   If he is genuine then he could  buy your place and sell his existing land at his leisure and still be well in front financially, and light years ahead in reducing the amount of stress that building a house would give him.

Everyone’s got their fingers and toes crossed for you.  Hopefully, everything works out.

Andy @SteveX08 sums it up well…the dude’s story is flawed. He has been looking for 7 years for the perfect home and now he has found it (and it’s a fraction of the cost of his proposed KK new build)… why not just buy your house, and put his land on the market. He has then got his ideal home and money in the bank + you have your house sold….RESULT!

Why couldn’t he have told you about the KK issue prior to coming to view the property…I’ve got to be honest mate…he sounds like a tyre kicker. 

We all hope you get your beautiful property sold soon mate.

Hi Guys ;

       Just keeping you all up to date with things ,

                                            The gentleman from KK the other day has been toing and froing with questions .and the all important one of price .

the bank estimated between 3.5 m  and 4.5 m bt depending on how quickly i wanted a sale .

i didnt want to be avaricious so only initially asked 2.5  - it barely covers my investment but i am ok with that .now reduced to 2 .25m bt 

i therefore said that this price was firm -but as i have said i will include the vast majority of things in the home apart from personal things .therefore i think it represents exceptional value as it stands .

he says he will be back in contact ? ! ?.

i am continuing to improve things everyday and make sure things are of the highest standard .

with this in mind  the ceiling  in the workshop has been  insulated and boarded -this will allow it to be turned vey quickly and easily into a fully self contained annex or 2 more bedrooms with the minimum of effort ,the floor in there has also been fully and tastefully ceramic tiled -windows are fitted already .there are 16 electrical sockets already in situ as is a water supply and drain for sinks -showers etc ,so everything is to hand .-the building size is 8mts x 4 mts -so each newly created bedroom would be  4mts square -so very spacious.

i will endeavor to paint the ceilings this week if all goes well and will post pics of progress .

            EXPLANATIONS !!!!

                            The nice gentleman from KK has come forward to explain a few things .

He  re echoed his feelings --absolutely adores the place -best value -location -quality build -state of mainainance-design -etc etc -his words not mine nirvana !!!

the gentleman is well into his 70s think 77 and his lovely wife 32  and son 11 years old .

if left to him -no brainer 100 % -problem is if -when -eventually something happens to him -she feels that she would be too isolated on her own ,and not feel safe -even though there are never problems here at all .

obviously the gentleman has to respect what she thinks as she is still a young woman and has her life fully ahead of her .he has even considered buying it as a holiday home -get away for him and his mates !!!

the flaw with that is maintenance of the gardens which i can fully appreciate .

so this time it will be no sale -

i hope that they are happy and have many more great years together .i wish them well .

as one door closes another opens .

i have had a serious inquiry from one of our own on PA .

obviously requesting details etc .

heres hoping boys .

Good day gents :

       Things have gone a little quiet ATM so thought i would update on a few things ;

The maintenance goes on at a pace keeping things as perfect as they can be ,the lawns have been freshly mown and are looking really splendid and very verdant with the rains we have been having .

Before  the ceilings in the annex were boarded out the giant clear out began -unwanted -broken -useless things -maybe use someday things etc have all been recycled and it is looking so much better .

there has also been a giant load of better -stuff- loaded up into the car and taken away to auction --Karen had been clearing out in the house cupboards and boxed up stuff that went together with mine  and the car was jam packed solid .

well worth the trip -2 things done in one go  winner winner chicken dinner .

the ceiling in the annex has now had its first coat of white paint  and is looking great -i need to collect another tub to be able to do the second coat -and also pick up the colour for the walls .

i have decided not to section the room up into two bedrooms as yet  or install a shower --will wait and see  what any possible future owner may require --the toilet and  hand basin are already in  and just require a doorway installing .

i will endeavour to undertake  these these things free of charge  when the sale is agreed .

I have apologize for not posting pics of work in progress -its down to my lack of knowhow of how to do it -i did some before but that was better luck than judgement and the old grey matter is failing me -i connect my fone to com and it says looking for pics but none found - they are there but dont know how to import ???

Little Pai has had more hosp visits and unfortunately her kidney functions have dropped another 3 % in a month .

I to have had it a bit rough -hospital visits -diagnosed foliculitis with giant boil type painful lumps dotted in multiple places around my body -under arms -chest -legs -groin - thigh -top of head -6 !!! they ooze horrible yellow puss -dont know if its this or not but it has sent my diabetes haywire with readings 2-300 + -worrying .

Good news is the harvesting of the eucalyptus is around 50% done -this is done every 3 years and is quite a nice earner -this time it is all going to bio mass so great to be going greener rather than the paper making route and higher prices too .

one gentleman asked about schooling in the area -there is the main school in town -10 kms away  around 2,000 pupils and supposed to be quite good -there is also an international school  around 12 kms away -both are very well serviced door to door by busses minivans and songthaews..

with feeling a little down im off up to udon next week just to get a mini break .

i will keep taking pics and hopefully one day have some luck and be able to post them !!!

Hello guys ;

        well at long last and after MANY attempts there are a few pics to update you on progress ,

I do not know why its different this time but it worked easily -must just be the idiotic operator !!!

this is the boarded ceiling in the workshop that could possibly be converted into two bedrooms with a shared shower -toilet -or a one bed self contained granny flat with one bed and a sitting room -a very versatile building .

Now in between other jobs and commitments the ceiling in the workshop annex has had its first coat of paint.

     i have already bought another tub of white  ready for the second and subsequent coats .

i should have loads more available time time to do this now  as the valuable harvesting of the eucalyptus plantation was completed this morning -just awaiting the trucks to haul away the logs to the factory in the next few days

the floor in the whole of the annex was tiled a long time ago .

it was just a concrete surface previously .

wasnt up to my spec so i set to and tiled the whole area .

one less job to do if it needs converting 

32 square metres of ceramics went down -but well worth the time and expense .

One of the many loads of logs sent to the factory for processing.

i was able to negotiate a really good deal with the company -

-it was all contracted to go for biomass fuel in a power generating factory towards Mukdahan .

the revenue generated all goes into my fun pot -and will pay for  my trips every 2-3 weeks up to Udon -for the next 18 months or so -WIN WIN .

the trucks carry around 3 and a half tonnes each !!!
