A big house we are building in Pattaya

Hi guys, some upto date pictures on a 640sqm house in Pattaya we are building.

 

Thanks

 

We will start to apply the stucco (bagged render) and the roof insulation and tiles in the next day or so.

We start the first fix electrics tomorrow .

Interior crown coving and ceiling roses are in production ,360 meters length of coving , and all the window and door roman stile trim is being manufactured .

The bathrooms are going to be out of this world (wait and see) . Thanks for looking hope you enjoy to see the progress - Alan.

Yea thats looking like a whopping house , very nice indead. If you need a good painter and decorator when its done I offer you my services ,I will pay for the flight if you cn put a roof over my head LMAO

 

Good luck tho :P,cnt wait to see the bathrooms

what does a house like that cost to build in pattaya - and how much for the land - i'm just after a rough estimate for this type of house.

This version of me will not stay the same, tomorrow I will be different.

I am curious about these 2 costs, too, since it is possible I might retire there, and might want to build new, as opposed to getting an existing place.

one slip and its all over

any high vis jackets,

well big house,hope the family not going to move in ,

i be in patts in nov,if need any help with build,lectrics

that be a million pound house back here in bristol,england

Bloody hell the size of the house (640 sq meters) I would say you are looking at about 9 million baht to build based on about 14,000 baht a sq meter building cost and that does not include the land which most likely is over 1 mil, you could build a village in Issan for that :Think1:

 

Some crazy farangs have to much money to waste :D

Thanks and Congratulations. Wish you would have started this a little earlier so we could have seen the walls going up and the trusses going on. Great looking place, but be careful, or you will end up with allot of us wanting to sleep on your front porch. Loved the first pic, the guy on the peak of the roof really gives scale to the whole project. Please let us follow it through completion. Thanks mate, Thumper63

Double insulated Qcon blocks on exterior walls.

15 mm drop gypsum boards ceiling (9 mm)standard .

Granite tile flooring .

Mia Sak (similar to teak very heavy) hard wood doors all 25 of them.

Mia Sak skirting boards and architraves.

Crowned ceiling coving throughout ,with 75cm ceiling rosé’s to match.

Central air conditioning in 70% of the house.

Insulated roof under tiles , plus lagging in the loft area.

Double one peace facia boards Conwood artificial wood.

Jacuzzi in main bathroom, over sized in other bathrooms.

Grand hard wood staircase 1.8 meters wide .

Underground American design tailor made water tank ,pump and filters .

Grade A white aluminium windows 6mm glass imported stile locks .

Not your normal run of the mill house , but will be very functional and practical , the client is a building and structural engineer and also an architect . (needles to say clerk of works )

Alan whats the price per sq meter now, when I built my house 2 years back I was quoted at 5000/6000 baht for Thai style (tin roof) and about 12000 baht for farang style, I ended up doing 50/50 style (no tin roof LOL) and paid just under 9000 baht a sq meter

It varies so much Jason.

Everybody has different speck ,bit like asking how much is a meal in a restaurant in Pattaya !

But I don’t think the prices have changed much in the last 2 years mate !

A steel roof structure is the best way to go. Down here in Oz it would get a high energy rating....which is a good thing. The only thing letting it down is 6mm single pane windows. Double glazing and low E glass are the way to go!

This is a great post. Yes the place is outrageously big, but love to see it as it unfolds. I'm sure you have some great contractor stories to tell as well, would luv to hear them.

Know the process can be a real passion and sometimes a nightmare. Please keep sharing pics (can't wait to see those bathrooms) and stories.

What a huge house! Think they are planning to have a lot of children or moving the family in.

Nice to see what is possible in housing overthere!

A good girl gives you happiness and a bad girl gives you experience both are essential in life so enjoy every girlfriend!

Wow 640 sq m is a monster - awful lot of air space to cool down too. Good spec'. I guess your client isn't short of a few baht.

 

I think you could fit about 4 of my little folly in there. tho' that's not counting the areas outside or underneath. It's only 2 bedrooms, which I thought would limit the visiting "relatives" but the buggers will sleep anywhere.

Mine cost about 3m plus 2.5m for 1.5 rai of land, but I haven't built the wall yet. About 6m when it's done.

 

Not at all in this league, but quite enough headaches along the way.
