Morning guys, yes it's 7.52 on Friday the 1st May, who would run a mini mart in Pattaya, like open all hours and I feel like Granville ha ha!

 

Anyway, my prime business is going well and has and is becoming well established. I need your open, honest feedback on a potential business venture I have. My second unit is almost completed (mini mart on ground floor) above I have 3 other floors, 3 very nicely furnished rooms, with all the normal things but aimed more at Thai's for long rent. The large rooms go for only 5,500 THB per month (plus facilities). However, before I take on any tenants a thought occured to me last night, so sad to be thinking of business in bed!!!!

 

Let me run the idea past you, as pontential prime customers.

 

On the top floor I have a very nice, open but secure and dry, area, At the moment only used by myself. I want your feed back on this area becoming a PRIVATE members area. The proposal is the member to pay a one off fee, say 10,000 THB. For this you automatically get membership for life, 3 bottles of spirits, 10 nights (doesn't have to be consecutive, in fact the idea is members stay just for say 1 night with a friend!). The top floor will have pretty girls, drinks music etc. The objective is to open at 1200 and close at about 0100 (next day).

 

The location is on the 3rd Road, transport can be arranged at a cheap price (car or motorbike).

 

If the 3rd Road rooms are busy and Pattaya South is free, guest what you can use that one, about 10 minutes away.

Interesting concept. Not something I would be interested, in as i dont go to pattaya that much anymore and to pay 10,000bht up front on a business you wouldnt know that would be still operating by your next visit seems a bit risky to me.

I am sure that u would like to see your business operating for life, but alot of these types of concepts dont really last longer than a couple of months.

Basically what you are saying is a "club" the same as the Private Members places in Bangkok such as Chateau Blanc.

 

These places do very well but that is because they have a high level of repeat clients i.e. some literally go there 365 days a year. Most are married wealthy Thais and expats with the odd Japanese and Korean thrown in for good measure. Many Thais use these places to take business associates - something less likely to replicate here.

 

Where they gain is that they are VERY luxurious, the service is 2nd to none and the selection of girls is (usually) quite phenomenal both in terms of numbers, looks and service.

 

The MAIN reason these people use these clubs is the discretion that is assured. Both for the member and just as importantly for the guests he takes there.

 

That would be hard to replicate in Pattaya I think. Getting girls, and keeping them, is never easy here and the idea would fall flat if the numbers and quality of the girls was not maintained. The girls in BKK get (average) 15,000 baht salary per month + tips and "offs" etc. Most will have 40+ girls - thats a LOT of salary to pay.

 

That said if you CAN maintain it and you can guarantee both the exclusivity and (maybe more importantly) the "discretion" then there is probably a market for it here, mainly amongst expats looking for discretion I would imagine. I cant see the mongers and tourists being attracted as they have little or no need to be discreet.

 

You will however find it difficult, as a farang, to attract the Thai Business community in Pattaya and without them the successful clubs in Bangkok would not survive.

"Memberships for life" are always questionable. It's not membership for life, it's membership as long as the business is open. Not worth in IMO.
