12 month rental for retirement visa?

Some visa guy has stated on the Buzzin YouTube channel that a 12 month rental agreement is required to get a 12 month extension based on retirement,is this true and if so is it something an agent can facilitate? I would prefer checking various places out the next 3 or 4 months and not jump straight into a 12 month contract.

I used a 6 month rental agreement back in January. Maybe rules have changed.

Speak to an agent for a better answer.
