Hi folks,

here is another nice unit available, because my friends work schedule doesn’t allow him to come here anymore. This unit is finished to high standard, everything redone by the previous English Owner, because he wasn’t happy with the Thai craftsmanship. 
 

The unit now has a 55’ LG Smart TV with a Magic control (2019 model) which is not shown on the pictures. 
 

This unit is for sale in Foreign Quota for 2.300.000,— THB or for rent for 14.000,— THB for a minimum of 6 month or 12.000,— THB for a minimum of 12 month contract.

This building is probably the best boutique condominium in Pattaya.

The title deed is held in Foreign name and transfer fees is to be split 50/50 between both parties.

Very nice and priced to rent, I know a thing or two about condo rentals and this one is a fantastic deal.

Altho I am a rental competitor I highly recommend it to fellow BMs.

Just out of interest what other charges do owners of condos face in Thailand. Building mnagement fee ? Some service chage extra? Utilities fee? 67 000 euro for that,,,, fantastic

Less than 65.000 Euro with todays Exchange Rate, the Building management fee is approx 25.000 THB per year

Hi folks,

that unit will be available again from 25 March 2021. 

14.000,— THB monthly for minimum of 6 months or 12.000,— THB monthly for minimum 12 months.

I moved here from Urban Condos Soi 15 this past October. I like smaller type buildings Urban had 8 floors, there are 7 here which is good with me. 

 

I'm renting a one bedroom/one bathroom on the 2nd floor. 

 

I really like this place complex, the area and close proximity to the beaches.

 

I agree that the pool is impressive, but the gym is far from state of the art!

 

The doors were locked so I was unable to film from inside. 

 

The elevators walls could certainly use an update.

i believe a major reason for condo prices not dropping is because owners are not pressured by carrying costs . 

In the West condo owners have  to write checks every month for , fees , taxes, cable , internet , water , electric etc .so if you aren't using the condo or it's not rented it is a big money drain .

Condo owner in Thailand leaves his condo empty and only pays one inexpensive  condo fee for the entire year. 

I have a 40 sqm in Jomtien and pay 17,000 baht per year that includes cable tv and internet . When not there all that is left running is the fridge so I have to pay 200 baht a month for electric and that is it .  I don't give the condo a second thought when I am not there and have no pressure to sell with such insignificant carrying costs.

Good info thanks. I just wrote a check for the Management company ..... my apartment is in the burbs of paris, First quarter of 2021 is  520 euros, that's around 18 000 baht!! Even if I wasn't living here there are other regular costs. 

Selling and moving to Thailand or out of here later  is a no brainer....:D

that unit is still for rent at 12.000,— THB for a minimum of 12 months, just installed double glazed balcony door with mosquito screen and a brand new state of the art Daikin AC with 24.000 BTU

Hi, this unit will be available from April 10, 2022 - if somebody finds his shoebox 35 sqm too small, here is a great option, those additional 17 sqm including a big balcony makes a big difference imho

Forgot to mention that the unit comes now with 3BB Fiberglass High Speed internet plus 3BB TV package
