Hotel for 1,200 baht

I am new to this forum and I know I am supposed to read the other posting to get my answer. I did read the other postings. But finding the answer to what I am looking for can be overwhelming.

 

This will be my first time in Pattaya, expecting to arrive around January 10th. Solo Traveler, hoping to partake in the fun activities.

I am looking for a hotel with the following:

 

a) Between 1,200 -1,400 baht per night

b) Near/ between beach road and Walking Street

c) Full bath

d) guest friendly

c) quiet atmosphere, by that I mean not noisy at night

d) walking distance ( 5-10 minutes) from the activities

 

So far I have narrowed my choices to Flipper Lodge, Jasmine hotel, Welcome Plaza hotel.

 

Which one is best for my needs? Any other better option available?

What do you consider a full bath? hotels only or guesthouses included?

By full bath, I meant 'not standing shower'.

I would prefer hotel, although I wouldn't the difference anyway.

Also, I am a not-smoker.

I stayed at the Eastiny Residence when I was there in December. I think I paid around 1300 baht. It is on Soi 10 so it is convenient to Walking Street and the Soi 7/8 activities. From the Soi 10 / 2nd Road intersection, it is also close to Soi Diana and LK Metro. It is an easy 15 minute walk to Walking Street. It had a/c, full bath with shower and tub, and cable TV.

Newbies, be warned. Don't really recommend staying at the Jasmine hotel.

 

Sorry, but the only thing going for it is the location (if you like noise) and a small kitchenette (if you are staying for a long time and want to cook -- mind you, there are no pots or pans, but dishes). For the price, you are getting a 1-star slum of a room (1-star because of the location).

 

Better value can be had elsewhere. Prices have increased markedly. Rooms used to be 500 Baht at the Jasmine hotel a short while ago.

 

The downstairs rooms are 650 Baht/night (watch out for the mosquitos). A room upstairs with a window is 800 Baht/night. There's no phone. Limited cable TV access (4-5 channels at the most - with the rest "No Signal").

 

Oh, and another thing, ladyboys always hang outside the Jasmine hotel at night -- which is all good if you're into that sorta thing.

 

Once again, better value for the price can be found elsewhere in Pattaya.
