Rent prices / SQMeter

A large construction project is forcing me to move. First time I have looked at rentals in years. 

What are the current rental prices per square meter I am wondering?

An agent just showed me a 38 SQM condo for 25,000bt in a very nice Wongamat building. 

That equals around 660bt per square meter or a  6% return in his investment here.   

Seems like high end Bangkok prices to me.

i was expecting to pay rent of 300bt - 500bt per square meter in Pattaya/Naklua  

What should the going rate per meter be I wonder in that neighborhood?

I have a nice condo near the beach. Rental prices here are @ 250 psqmpm. Somewhere like VT2, which is pleasant enough, probabaly around 220. 660!! must be a joke.

The agent is quoting 1 month rental in high season at best. For a year round tenant you would be lucky to get 14k if the owner wants a tenant.

i have only lived and looked in centeral Pattaya and 25 k is more like VT6 newly refurbished 48 sqm high floor studio 

Here are some prices I have paid for 6 month rentals.

VT6 48 sqm facing walking st 13th floor 16k older finishing’s

Centara 2 units both at 14k 35 sqm brand new exultantly furnished first tenant from the owners direct would be more though an agent 

i know of an owner asking 25k for similar been empty 2 years now.

Thanks for some good comparisons there. Very helpful info. 

The agents are playing games, taking the commission and jacking up prices. 

They seem to push the undesirable rooms too. Incentives no doubt. 

Looking around, I found its best to speak with some tenants in the building, check the bulletin board or talk with the owners and look at many units  until you score. 

Found an owner that is moving from his nice top floor corner unit, later this year. Good potential there. The rental price is 300bt per meter. Seems reasonable. 

Still looking though.

Some owners /sellers  do not understand the agents are like going to casino with THEIR  property money....just asking " gambling asking prices "….if they get or not ,makes them never to loose ….saw once a condo for sale in lobby of my building by " fire sale" 1480 000 baht , saw same on Baht& Sold by agent for 1850 000 baht …!  Dash down between 15 to 25% easy , not budging ?...WALK...!. plenty others in town and some very hungry ...

It is high time for owners to advert themselves again 

And the worst are our own people ….farangs agents…:Oops1:

I'm living in a almost brand new 1BR apartment in Pratamnak. Have sauna, pool and gym in the roof. 275bht/m2/month on a yearly contract.
