Land registry mistake

Hello 
I'm totally stuck ! Just come to sell my house and found out we have unregistered land within our walled garden at the back completely land locked by myself ! We have been using the land for 7.5 yrs and the last owner is untraceable so we can't get a sat Dec . I bought the house with no deeds and took out appropriate indemnity insurance guaranteeing no one could come on my land . I presume land registry has made a mistake but they don't want to know. They drew round the inside of a shed that has gone and not the outside! Any suggestions would be be most welcome

 Indemnity insurance is going to "guarantee" what?

No "deed"?  There are many kinds of "deeds" in Thailand. Nor sor sam? Chinote? Contract on a piece of toilet paper? What?
And why are you asking in a forum instead of looking for a lawyer?

Strange post.

You have unregistered land in your garden but no deeds for your land, so what's the difference the whole area must be unregistered.

True. As an experienced property specialist in UK and Thailand don't understand anything OP has posted. If you buy without chanote you can expect shit to happen. :wacko: I personally don't have chanote, but then understand cannot sell and don't give a fuck.

Good suggestion to see a "GOOD Lawyer", but from my considerable experience, not easy to find! You will probably also need around 60,000 baht of money you can afford to throw away.

Yes, thats why I stressed GOOD. Its human nature to go with "low cost" but its often a false economy.

Would you buy anything in your own country without paperwork ,I would expect not , so you have made your bed now sleep in it.

Could be nor sor sam. That's pretty common upcountry. I mean that could be what the land has now, but he didn't get it transferred, whatever it is. I think there is one other kind of "deed" as well, but quite rare. Something that is used or was used, before nor sor sam was issued.
