room needed

Looking for a discounted guesthouse or hotel or condo room on a month to month basis arriving about 30th September (flexible). I am a non smoking civilized, tidy European guy and stay alone. If I like the room I will stay longer. Requirements:- 1) Need to be in Central Pattaya, South Pattaya, Jomtien or Naklua. 2) Close to Baht bus route 3) Good internet/cable TV 4) No more than 10k THB a month including internet/water/electric 5) Double/Queen/King Size bedroom 6) Hot water 7) No cockroaches! Any recommendations?

If electric and water not included then target price must be 7/8k THB a month.
