Condo or Hotel

I'm coming to Pattaya for my 2nd trip in March for 3 weeks and I'm trying to decide whether to get a condo instead of a hotel this time. The price difference is negligible and the locations are similar but is there anything I need to watch out for?

What counts as a guest house? Are these the ones attached to bars? I thought they may be a bit noisy if these are what they are but I'll have a look. Think I might have to re-avaluate my budget anyway and drop down a price level to less that 1000baht a day - originally looking at around 1300 - since the pound seems determined not to rise in value.
