It rents for 18,000 baht per month and it was on a 3 year contract but now it's on a month to month basis

Don't want to be an ass but 18k a month works out at just over 5% a year . 

 

Even (way) less if you take in consideration it won't be rented out full time

and the yearly maintenance it will cost . 

 

Not really a great investment .
