Going rate for a condo per month

Hi All,

I'd be interested in knowing what expats pay as the going rate for a basic appartment per month in either Pattaya or Jomtien.

Would 8,000bt - 10,000bt + elect and water sound about right.

I pay 15000 Baht but its a seafront view in a nice place. That doesnt include electric or water though and remember you usually put 2 months deposit down in most places

Studio condo (40sm approx) inc' aircon, anything from 5000-65000 a month depending on quality and location.

 

You can get something very decent fro 12-15k, 8-10 will keep you comfortable but slightly at the bottom end.

 

Tyr and go direct, not through a realty agent as they add around 15% to prices to cover their management costs.

 

That said agents have some advantages, i.e. large choice + management available (reasonably) quickly if something goes wrong.

 

I would advise to avoid Thai landlords but that is a personal experience issue, I am sure many people have good experience of Thai landlords too.

 

Also try and avoid Thai residential areas or you will be kept awake by late parties and barking dogs. The Thai areas do tend to be cheaper though.

 

Negotiate the two months (standard) deposit down to one. I do understand why landlords want deposits but often you never see it back so reducing it is a bonus. If you have problems with this use a Thai National "sourcer" (I can recommend one) who will get the deposit and rent reduced in 90% of cases.

Basic room, no air con from about B2,500

Basic room, air con from about B6,000

Reasonable room, air con from B10,000

Nice one bed apartment with air con from about B20,000

Obviously these prices will vary with location.

Water will cost around B200, and electricity B1,000 - B3,000 if you use air con.
