Guys looking for somewhere to stay in july with a mothly rate below 10000. Should be clean and in a good location. Any specifics, all advice welcome?

I have stayed at Tycoon Place twice last year, being July you could bargain a good deal for a monthly rate as I did in June

 

very quiet location, not that far from Friendship supermarket, walking distance to Walking Street, plus a few motos out side the hotel day & night
