top contenders now are :

Nature View

Opey de Place

Status court

all around the same price , about 900 baht a night

whats the votes like for these 3 ?

im leaning toward Nature View

I have stayed in all 3 over the years

Nature View would win my vote

ive stayed in both opey and nature view

I would give my vote slightly towards nature view,

the rooms in opey were a little tired  (unless they've been refurbed since my last stay there 2 years ago)

but I wouldn't be upset to have to stay at either

Nature view is winning by a long way .

Really enjoyed the soi diana / LK Metro area .

Loved sitting at the Oz Burger in the evening , with a large bottle of ice cold chang , eating an aberdeen angus burger with cheese n bacon and watching all the madness go on around me ! . . Then back to Areca Lodge to get showered n changed and out to hit the bars and join the madness ! .

From Google maps , Nature View looks about the same distance to walk to the crossroads section as Areca Lodge is .

No mention of China Garden yet? That's odd. They're awesome for the price - if only they weren't always fully booked months in advance.

Thats why you book china Gardens with a jacuzzi room when you check out. Im a big smoker and you only get a balcony in the jacuzzi rooms 204, 304, 404. None of The other rooms have a balcony.

I have stayed at the Bay Breeze ...  Did not like it... The  pool area is very small and not a lot of sunshine ... I much prefer Areca Lodge ..  There are 2 pools and the staff are quite friendly  ...   IMO  Opey is a better choice .. and either way .. you are only a few minutes walk to LK Metro     ENJOY!!

WE always stay in Royal Twins on 2nd road, has pool, is near everything, price 1300/ 1400 baht per night if member of club, can join at reception when you arrive, very good rooms, girl friendly also my mate stays in White house, a tad cheaper but very small pool on rooftop. I think it is on Soi 7 not sure, look it up on web.Going out on 27th Oct. Hua Hin for 5 days and on to Pats then until 11th Nov. Any idea on the best form of transport, Hua Hin to Pattaya? Hope this helps.

Stayed in Opey many times from 2008 to 2012. Good location, nice pool, nice staff but rooms tired and in great need of a new coat of paint.

Stayed Sutus a few times as well. 5 ( I think ) different price zones. Check out their website it gives you the room sizes, etc. Zone 3, 4 and 5 are very similar in appearance to Opey. Zone 1 and 2, more expensive are much nicer.

Siam Sawasdee stayed many times in my early holiday phase, cheap and cheerful, makes Opey and Sutus look 5 star.

Nature View Ive never stayed at, but heard many good reports.

Thanks for this info. I too usually have stayed at Areca Lodge on my former trips and this time for a 30 days stay  from mid Dec to Mid Jan they are quoting me 3,300 bt night, plus a compulsory 2000 bt fee for 'gala dinner' on Dec 31st which I have no interest in, and also even looking ahead there is nothing below executive room available. At the Budget end, dear old Irish Rovers in Soi LK Metro is sold out for the duration at 800 bt.. Does anyone know if Areca have now instituted a joiner fee?

I have emailed all three of these hotels to see what they quote me.. it;s been a while now since I was last in Pattaya so I am a tad out of touch with hotels there....

These all look in good locations...

Update Nature view already said ' Please kindly inform that all room rooms are fully booked at your requested period ( 27/12/2014 - 03/01/2015 )'  so no long stay possible there without moving hotels

I'll be at Nature view on the 15th Bow. It's my first time stopping there but I've read some good reports about it. I used to be a regular at J&P Court until they got all arsey about putting down a 1000 baht cash deposit before I've even arrived in the country. That's Thai customer service for you.

The best way is to get the luxury coach from the bus station along the main road. You have to go past Bangkok Hospital to Hua Hin 96 / Hua Hin 96/1 Alley. The coach will take you to the airport, then you can get the airport bus to Pattaya. Make sure you book your ticket in advance because the coach gets filled up.

Stayed at CG twice and just pay to use the pool at across the soi at Opey or JP Court. Really nice mattresses at CG and can't fault the rooms there in general

Thank This, there are 5 of us, so we considering hiring a minibus and visiting Bangkok for the day, Is possible to get all day bus hire? Hope our friend gets sorted with room. We play golf out of Lewinskys bar and they have a few rooms, not great but I meet guys who book in there for 1st couple of nights and then have a look around for a better place. It just off Beach rd. near Walking st. I am useless to think of soi numbers. Great European food there, spare ribs is special.

Update on hotels in December 2014 and Jan 2015.

I'me staying Pattaya Dec 14 to Jan 12 as part of an extended Thailand trip, and have emails back from several hotels mentioned here and others; seems like it's going to be a busy time as many are starting to be full up:

Nature view FULL already said ' Please kindly inform that all room rooms are fully booked at your requested period ( 27/12/2014 - 03/01/2015 )'

D Apartments: FULL   'We are so sorry to say that we are full for December'

Sutus Court  FULL : 'We are deeply sorry to inform you that all our rooms are reserved'

Bay Breeze Hotel  - (joiner fee for threesomes)

The available room type from 13th Dec 2014 - 12th Jan 2015 is standardbalcony room. Areca Lodge ALMOST FULL update : (joiner fee for threesomes)

Sorry, Standard and Deluxe rooms with a double bed are fully booked for this period. Only available room is Executive room 3,000, from 20/12 3,300 plus compulsory 2,000 bt per person Gala Dinner on 31/12

Incase more than 2 people in a room, we will charge extra person!! The age policy is now back to standard 18+

I-Rovers  FULL ( Soi LK Metro ) - all rooms are now fully booked,

Opey De PLace  - still have some rooms vacant. The daily rate for standard room is 1,090B from 1-15 Dec / 1,300B from 16 Dec-31 Jan.

We allow 2 persons stay in a room so you can take a joiner without an extra charge.

I imagine this will be the pattern elsewhere, looks like maybe after the crisis in May-June, everyone's coming out this Christmas time..
