Anyone stayed in this complex. It looks pretty good.

 

I was thinking early next year spending 3 months in pattaya. I often ride my motorbike past this apartment complex when I'm in patts.

 

It s on the soi 15 that runs behind the avenue shopping mall up to soi buakhao. There are heaps of one bedroom units in there for rent and sale. 

 

Rent 15 - 20,000 per month. Sale 2,500,000 baht

It is not Bad have a friend who has a One Bedroom place got a few Years ago. Apparently it now has some build issues hence why many are up for grabs as Sales or Rents.

 

Good location and I guess as a ST Renter if it suits go for it.

 

Fob entry and manned so always feels safe with a Mix of persons staying and pretty quiet

The studio's are a bit cramped after getting a king size bed in there. I'd guess the full one bedrooms are better. I would not take an 'outer ring' accommodation there again as the noise of local all night karakoe bar  and bar complex on Soi Baukhoa were bothersome to me. A one bedroom over looking the swimming pool would be okay.  It is shaped in a big 'U', the inside of the 'U' faces the pool, the outside of the 'U' faces outward.

I have a rental condo in The Avenue.  Good building, centrally located, friendly staff. A couple of points to take into account if your are looking at units there; you need a key card to get in and out, so you always have to meet your guest in the lobby and then escort them out again.  You definitely want to be in the B Building (South side) on the outside facing the road.  All the units on the inside facing the pool can see into each other very easily, so you usually have to keep you curtains closed, and the rooms on the outside of the North building are very noisy from the Kareoke next door.  Check a few of the realators for additional units available in The Avenue not listed with reception; Alan Bolton in the Avenue Mall, NTR on 2nd Rd. near the Royal Garden, Pattaya Realty in Tip Plaza .... good luck in your search

The building doesn't seem to be that old so I am surpised they have building issues. I guess it comes down to thai craftsmanship.

Have you looked at the complex next door? The Urban   I've never seen the rooms personally, but I've met a few people living there and they seemed happy with the complex. Similar to the Avenue I think in price

The Urban is a much bigger complex; four swimming pools, large fitness center, library, game room, restaurant with room service, more service staff, very good free WiFi and TV included in the rental prices which are about the same as The Avenue.  The units facing towards the rear have some noise issues with the entertainment complexes on the back side.

I have stayed in AVENUE, in URBAN and currently I am renting a two bedroom in City Garden. All three are on the same SOI and all three are in the same price bracket.

 

In Avenue I had a studio for 15K a month (6 month contract)

In Urban I had a one bedroom on the 8 floor of building C and then a One bedroom one the third floor of building B (both 22k a month 6 month contracts)

In City garden I have a two bedroom for 28k a month (6 month contract x 2)

 

Out of all three the best one I like is City Garden. I prefer the classy brown furniture/white walls to the Urbans and Avenue black and white modern style. Nobody is staring into my windows in City Garden (it was the issue in Avenue and Urban), there is no noise from contruction (Avenue) and / or bars on Soi Buakhao or the Russian hotel on dirt road between Soi 15 and Buakhao (Issue's for Urban).

Also the utilities are the cheapest in City Garden (I paid around 4 - 5 k baht a month in Avenue and in Urban and in City Garden i have never had a bill with more than 3500 baht due).

 

So if I were you I would definately look into getting a condo in City Garden. I got mine from Coastal Real Estate. They dont have any issues looking up condos for a couple of months (some companies do only 6 months +).

 

All of the above is my own personal experience and I am in no way associated with any of the mentioned condo's or the real estate agency.

Thanks for the rundown igi. I will check out city garden. I never factored in the utilities - didn't realise they would be up to 5K a month

I stay in a 1 bedroom condo there last year...best place ive stayed in a long time.....would deffo stay there again
