Thai style house build in Isaan

Had this house built 3yrs ago I bought all quality fittings & furnishings throughout, size 15 by 13mt 3 bedrooms 2 upstairs 1 downstairs en suite 2 bathrooms lounge European kitchen large garage 2 air cons.ceiling fans 3TV/DVD sets. Total cost 1.3mil including labour cost of 135000bt.

The cost of the land purchased 4yrs ago 700000bt for 5rai 1 rai is a lake full of fish now. It is out in the country but just 1hr drive to Khon Kaen or just a bit longer to Udon Thani. Quite surprising how many farangs are living in or near their wives villages in Isaan

My Pattaya budget is perfectly adequate as long as I don't spend any of it

That's a bonny hoose. You should savour the peace and quiet out there. I hope you have a couple of big mean dogs because those farang homes out in the sticks are usually prime targets for break-ins.

No beer bars but couple local bars/restaurants run by English guys good meeting places for ex pats theres a few local Karaoke bars if your after the local girls. Only pets are a couple of singing birds & some fish at the moment

Just got back, and it was funny driving around. Very easy to see where the falangs lived, or at least where the falang had built a house. You said "YOU" bought the land, my understanding is falang can NOT hold title to land.

How did you get around that ?

Or did you mean to say I bought my BG land and built her a house on it ?

How long from start to complete, what problems with stuff getting done on time, or was it a case of it got done on "Thai time" ?

PPSS I also noticed many partialy completed houses, from a built up pad, but very overgrown, to concrete piers-stilts, shells un-complete etc !

Hi Mark your right not my land in my wifes name Total days worked 31 usually 15 guys on site over a period of about 10 weeks it was time of for cut rice, builders mothers funeral, xmas, & new year so yes done in Thai. time but at the start we were told house ready in 12 weeks so no moans there

There are a some farangs within a few km travel 15km & there are many living here but usually no more than 2 or 3 houses near each other most of which have been built on the wives families land

It looks very nice, I hope you have a lot of happy years there.

 

It looks like a good Thai style layout with farang kitchen.

 

Did you insulate upstairs, put aircon in or just open the windows?

 

A fair bit of timber to take care of - is it all hardwood?

 

One or two knockers have turned up I see, but they are usually the ones who risk nothing and achieve nothing.

Paddle your own canoe and enjoy the trip.

I think that included all the fittings, aircon & TVs etc - do you mean without them?

Obviously that doesn't include the land cost, as c. 1Mn, even up there, is a good price for something like that?

Nice house and thanks for taking the time to post. Im sure you know but make sure you have the wood treated for termites. Price seems good and 5 rai of land is good sized plot and I take it the idea is to rear fish as a business, if so would be nice to know how thats working out.. Where actually in NE Issan is your place as I have my own project in the village of wengpom in Si Chompu province although not looking to live there for a few more years.

Hi Edge seldom use the upstairs bedrooms so just fans no insulation, we have air con. in the lounge & the downstairs bedroom. Hardwood used throughout the house.

Very nice and good price for size I think. Can you buy similar already built for a cheaper price or do people usually hold on to there farang homes. I also want to build in a couple of years though.

I live just outside a small town Non Sang in NonBuaLamphu province. Total outlay was 2mil 700000bht for the land then 1.3mil for the house inclusive of builders costs, materials, all fixtures & furnishings. Not many farang houses for sale out in the country, mostly they are on estates in or near the cities, building costs very cheap but you must check out the builders first.

impresive and also well done , i tryed to build one got it nearly finished apart from windows and decent floor , a bit of a nightmare and over 5 months , i wasnt there though , when finish make sure i there , nothing the size of yours , you done well

I like the house.A mate of mine is getting a Condo in Bangkok but myself would prefer a house like yours in the country..

Nice place! they can build stuff like this reasonably enough.... higher end stuff is more difficult because most of the contractors don't know what they are doing!

My builder has been building Thai houses in & around the village for 25 yrs he did some improvements to my wifes old house did a good job so happy for him to build the new one. They know how to build this style of house that is why I opted for this type & not a European one, some of my friends have had their European style bungalows built by local builders & though cheap enough, you are correct most do have the experience for that type of build.
