its located at view talay apartments naklua road.

 

Restaurant /Bar in busy hotel: 2,000,000 + Baht annual turnover, 12,500 Baht rent, No key money: 500,000 Baht. 084 670 5691..

As with any business the best thing is to look for "potential" i.e. not a bar that is maxed out already.

 

Likewise not a total non-entity location wise.

My friend Gob has a bar in Soi 12 Nahklua.

He is asking 500,000 with 3 yr lease.

Thai customers and very popular.

He owns Cocconut motorbile hire in the same Soi.

so what is a bar worth then ?

 

how do you calculate the price ?

 

i reckon its worth one years turn over , thats how i would judge it , and then weigh that up over the length of the lease and potential for growth.

 

or is there some other magic formula i dont know about?

 

i have a modest bar and make a healthy living . i earn a middle class uk wage in a 3rd world country.so it is a great wage for here.

 

many of the bigger bar owners here in pattaya are earning twice the average annual uk salary per month.so dont believe all the bar owners are losing money bullshit. if they were then we would have less bars instead of more and more opening every day.

i know how much i value the rockhouse at , because i have all the facts and figures , but i could only guess at any other bars worth.

 

but the vast majority of you severely underestimate the cost of the bars.

If someone offered us am amount based on that i'd sell my shares pretty quickly. :10:

I think both sides of the arguement are true. "Good" bars are making good money but poorly managed ones, especially in poor locations are losing it hand over fist.
