eheheh they cannot kick you since it's owner that have paper with white shares, so at any time he just have to put a new name on this paper.

Running business or owning land in Thailand have to be done like this unfortunately

 

Yes and to my knowledge no one has ever had problems with this way, if it was dodgy no Farang would invest in Thailand

Rather than reducing price all the time can you not sublet at the rent quoted with an option to purchase? I do not understand thai property law but it seems possible to me.

Just for clarification, how the Thai company structure works. A farang can not own a business or land in Thailand in your own name. You can own 49% of the Thai company controlling the item and 51% must be owned by a Thai national. The loop hole is, you have multiple shareholders own the rest and they sign the rights of their shares over to you.

Therefore, you only own 49% but control 100%. No dividends to anyone other than yourself. Usually, your lawyer gets his staff to all own 10% or you get someone you trust. It's not some random Thai your going into business with. And they sign away there rights to you so shouldn't have a problem.

This is how they do it for property and I assume that it is the same for a business. I would never let an individual control a silent share in my money as people can not be trusted when it comes to money. Make sure the rights to the shares are signed over to you before you finalise everything.

I believe a certain go-go in Soi LK has just been through this, trusting their 51% to a Thai friend and the "Thai friend" took control and kicked them out.

if you have a thai wife then the problem is solved about company. this bar is also on baht and sold .com for a while now, good luck to the owner , its not good out there economically at the minute.

i would imagine if i went for this type of bar i would do the rooms up with wifi , safe, real nice decor and rent them for 700 per night = 84,000 thb per month, renting 60% occupancy would be enough to pay your monthly rent of 45,000thb. profits would come from bar and food.

this bar is well positioned on soi bukeaw.

 

no mention of lease conditions ? 3+3+3 or what ?
