Malibu City Place or Pars Place?

I fancy a change of area again this trip & don't have the time / inclination to do much research, so I've narrowed it down to these 2 'places'.

 

Malibu City Place

 

Located on Naklua soi 16/3. A small but functional standard room. No pool. Breakfast not included. Has a lift (a necessity for me now). Internet?

 

The GF recommended this place, as she reckons she will get a 1000B 'finders fee'. Breakfast & pool can be easily / cheaply catered for at Lek Villa, or elsewhere. Here is their website, which is very light on details:

Par's Place

What can I say? Ticks every box except location. I say this because the baht buses were very thin on the ground on Pattaya Tai when we walked back from the 'grand opening' of Tony's Food Court (less said about this the better) a couple of years ago. Has the situation improved since?
