2 Houses For Sale - Motivated Seller

I've just brought two houses in a swop deal for my condo with reasons for quick resale and cash back as my condo was in a Thai name and hard to move.

Located exactly 23km from Central Pattaya, about 5km from BangSarey Beach on the way to Sattahip. Both houses are in the same village facing each other. This is a small and quiet village with wide roads of about 20 houses with 4 foreign owned houses. The village is conveniently located right on the Sukhumvit highway with the house only 50 meters walk from Sukhumvit Rd. Great for budget/starter home or simply land speculation (rumors has it that Carrefore will be opening in the area soon). Within 5 km radius of the property you can see huge chunks of land being cleared along Sukhumvit Rd. for new developments which is atleast 500k-1mill more than the price I'm asking. You don't even need a car as baht bus is only 50mts away from the house and can take you all the way to Pattaya.

 

House No.1 - Land size 87 Twh (348sqm), 2 bed rooms, 3 bathrooms, Kitchen, large garden with mature trees, water fall & artificial water ways, shaded car park, water tank and water pump, 2 A/C and water heaters, curtains, True satellite. To give it a brand new look need some paint work at the front gate and garden maintenance (the photo was taken when the garden was at it's best).

Selling - 1.8 Mil. (Transfer and tax 50/50)

 

House No. 2 - Land size 51 Twh (204sqm), 2 bed rooms, 1 bathroom, Kitchen, front garden, shaded car park, 2 A/C and water heaters, curtains.

Selling - 1.2 Mil. (Transfer and tax 50/50)

 

If interested in buying both houses (facing each other) for visiting wives family minimum acceptable offer is 2.7 Mil. (Transfer and tax 50/50).

 

My guts feeling tells me the first to see will buy.

The rumours about Carrefour are wrong.

 

Carrefour have sold all their stores to Big C for 868 million euros and are pulling out of Thailand as well as a few other countries where they are not in a leadership position.

 

They are going to concentrate on their home market and countries where they are in a stronger position.

Good luck with your sale, i would have dropped the price on the condo rather than take 2 houses in Sattahip!!

Having a condo in a Thai name is just a pain no matter how much you drop the price a farang name condo comes up equally competitive. Sattahip is a potential market for both Thai's and foreigners. There is actually a good presence of foreigners living in that area. I checked in a new development which is 1km before mine has already 8 foreigners booked the houses there and that's far more expensive than mine for the same size. With the traffic it probably takes longer to reach Pattaya from many of the East side area than from Sattahip/Bangsarey area.

I've done my home work so far I've got 3 people interested 2 to buy 1 to rent.. lets see how this goes. cheers.

I think it was a clever deal .

I am due to retire in 2 years and if then was now I would seriously consider looking at them and making you an offer. My girl and her family would love them

Sad, I think you might try focus on less trivial comments to a post. Then again if you are simply trying to reach the 50 posts I suppose you can use any fucking dull comments - good luck, you will need it.
