We propose our restaurant for Sale on rent/leasing, now running as Italian restaurant but can be adapted to other food cousines. For Rent with a deposit (refundable at rent contract end) of just 600,000 THB (for exchange rates in USD or Euro please check http://www.xe.com/ucc/ ) and rent based on one year (79,000 THB/month), two year (59,000/THB month) or until 5 years rent contract (35,000 THB months)all included rent of property that we pay. You enter and run the restaurant, just pay to us the small refundable deposit and the affordable rent every month and you will have priority on purchasing at 3,2 million Baht any time you want ex the 50% that you already paid by rent and ex the full deposit. Or we Sale it at just 3,2 million Baht. The restaurant is located in North Pattaya, it is fully newly equipped and composed by a large hall in air condition finely furnished, an open bar-cocktail zone under roof, a pool side "al fresco" with traditional wood fire oven for Pizzeria, and a large parking area. Total of 70 seats that can be increase until 100. Total area is over 350 sq mt. Actually the restaurant is working with resident and foreigner and Thai company employers and not just only tourists assuring profit all year round. It is also located under a 45 room hotel that assures daily room service and direct clientele. Included is a registered company with one work permit for Chef-Manager (one more work permit available). Rent contract is for 6 year removable with a legal increase of just 10%, "NO KET MONEY". Rent is one of the lowest for the local restaurants, at just 28,000 THB monthly and the current year 2010-2011 it is already fully paid until Feb 2011. In it is included a nice furnished apartment of 65 sq mt at first floor that can be easily rented out at not less than 10-12,000 THB monthly. Looks almost too good to be true, only 3.2 mill to buy. Oh I guess it's just to buy the business you don't own the room or the land, still have to pay rent. Hmm still might be good if it's profitable.

....!!!???!!! you want to buy the hotel?? yes it is on sale too, by LK Group, 4,2 Billion Baht.... or rent at 280,000 THB monthly paying 6 years in advance, that owner told me... !! Please avoid unuseful comments...

from how i read this you dont even have to part with the 3.2 mil up front.

 

you only have to pay 600,000 refunable deposit,agree to a 5 year lease then its just 35,000 a month.walk in and get it for free basicly

 

you then have the option to buy it at anytime during the 5 years at 3.2 mil.

 

anyone else read it like this

so are you basicly looking for a sale or if you dont sell a sub let to someone.

 

your saying you pay 28,000 a month rent but for the sub let those are the rentals you require to cover the fixtures and fittings depending on the length of the lease taken.
