10 mil. sounds like a lot of money for this project .

 

Looks like 4 rooms for rent 3000/4000 bath each = 12/16000 bath

2 business units 5000/7500 bath each = 10/15000 bath

 

Makes roughly 20/30.000 bath a month , that's about 2,0-3,0% on your 10 mil. bath .

Keeping in mind there is something like inflation and maintenance i can think of

a more fun way throwing your money away .

 

Correct me if i got the numbers wrong .

If you want to make it as a guesthouse you could have about 8-10 rooms with the current layout. The business downstairs would run quite good I believe due to the good location. The price is set at 10 million right now but can be lowered quite a lot.

 

I get your point though, but as long as you are willing to work hard I think it's a good place to get something good out of it.
