On prior trips, I've stayed in Central Pattaya, Areca and Jomtien and I prefer the tranquility of Jomtien. I'm thinking about pulling the trigger on a trip in Feb and 5ive Beach House looks good. http://www.asiarooms.com/thailand/sattahip_chon_buri/189281-5ive_beach_house-hotel-location.html

My concern is locale and I do not want to rent a scooter. On some maps it doesn't look too far away and on others you might as well be in Sattahip.

Questions

How far down is this place?

Is this beyond the point where bhat buses turn around in the evenings (sometimes they just don't want to go all the way down Jomtien Beach Rd.)?

Are they going to play bhat bus mafia late night? (20 bhat fare jumps to 100+)

Any other concerns

I stayed there a month back, it's a boutique hotel. Managed to get a promo rate cause they've just opened.

Took one of the larger rooms, it occupied the whole floor so it was pretty private. Free wifi with unlimited downloads for my laptop was a nice surprise. The room was just like the photos. After staying at some of the budget places, the 40" HDLCD was nice and they threw in complimentary breakfast too.

I always stay around Jomtien beach for the quiet, it's at the end of the commercial strip where Pupen seafood restraunt is. There are like 5 seafood restraunts clustered around there with a family mart store. Had no probs with the minibuses, it's right on the standard Jomtien beach route. After the service ends though which minibus doesnt play "bus mafia" as you call it to Jomtien.

Really close to the beach, around a 1 min walk, staff were really friendly too. It was very busy during my stay, think they are doing well. Would definately stay there again.

Thanks for the info. I'm thinking about the end of Feb and appears to still have decent rate on tentative dates.

Proximity to the seafood places also benefit.

i have not stayed there but I know the area. The only problem is the baht buses either turn around or want more money when they go past Chaiyaphruek. The usually ask for 20 baht extra which is not a big deal but late at night in the low season you might have to wait a while or take a motorcycle taxi. I prefer something on the 'normal' baht bus route.
