You will not be sorry! Food was great, very clean and stylish rooms, awesome staff. There's a small fruit market right outside the hotel if you like fruit for breaky. And there's some good breakfast places if you head east on central rd, i forget the names but they're open air places. Lots of banks, and the topps supermarket is right nearby which is awesome for groceries, bathroom supplies (i recommend the lux bodywashes, smell great and the girls love them), and on the second level there's a good place to play pool in aircon for cheap, 80b an hour i think, and a bowling alley. The beach is 5 mins away and its very easy to get around with the bahtbus routes. Have fun!

I cant believe you reccomended Lux body wash. I use these too coz the girls love them. WOW ! its amazing how common people's thinking is.

I wish I could buy it in Canada! Stuff is awesome. I've found they like the yellow bottle more than the blue, havne't tried any others

Call me old fashioned, but I believe in having sex with a girl at least three times before I'll buy her dinner.

Paul, the daytime manager, told me they were building a new hotel just near this one ; and this hotel would be finished for december 10 or january 11 ;

I see a lot of BM posting here that they got rooms at 1500/nt, but the lowest price I can find on line is 1800 for late June, 1680 in July for City view. Is it just a matter of emailing them and asking for a better price? Also, are the city view rooms noisier, lots of street noise, construction, etc.?

Thanks for any advice.

i was there from May 9 to May 28 ; i paid 1400 baht per night ; i got this price by talking with Paul, the daytime manager, last january ; i was at room 308 poolside ; i dont think the cityview rooms are noisier ; no street noise, no construction problems in the area ;

i liked a lot this hotel ; as many people said before, the staff is really great and polite, and always pro-active about ur needs ;

i never had any problems when bringing girls to this hotel ; the location is great too : not far from beach, not far from soi buakhao.

I'm booked in for 3 nights and they want a 2,000 baht security deposit at check in. Have people had success refusing this?

Also, any experiences with late checkout here? I'll ask when I check in but I'm hoping they allow a 6p checkout for 50% of the room rate or similar.

i was there from may 9 to 28 ; they took a deposit of 2000 baht, and gave me back when check-out ;

i had a late check-out at 7pm, and they charged 50% of the room rate ;

never had any problems !

Yes I got my deposit back too.

It's a well run place not known for ripping off its guests.

I considered summerspring hotel also but the location

is inferior to August Suites IMO.

Thanks maxou, They did offer me discount rates when I emailed them, but the best I could get was 1400 for a street view 3rd to 5th floor (1500 for pool view but 'not directly see the pool'??). I booked a street room for my first four nights, but assuming I like the place I'll see if I can get the same rate for a pool room once I'm there. I'll be surprised if it's booked up, all places seem to have rooms available now

I love this hotel & the staff are great.

I always take a pool side room.

This hotel is the best for 1500 baht per night in Pattaya.

Location is spot on for me also.

I am posting this from my room at August Suites. Very good hotel and far exceeds my expectations. I paid 1700 for a room with pool view on 7th floor with breakfast and free wireless in the room. Very good deal IMO.

Location is excellent, everything is within walking distance. A large number of massage shops in the area and some watering holes. A nice supermarket close by (Top) that has everything a normal person requires.

Service is really good, very sweet staff, and all helpful. Can not say enough about them.

GF hotel, no problems with the girls coming in. A maximum of 1 girl and no breakfast for the girl. Fine by me, because I usually ask them to leave once the little guy stops stirring. No point keeping them more, and I like to have the bed to myself. Some of the girls just walk in, reception calls and send them up. I have seen some hotels that require you to go down, sign a piece of paper, and escort the girls to your room, no such nonsense here.

hotel is very quite. I am a light sleeper, and am glad to report that the room in the 7th floor that I have is really quite with no sound coming from the road. I am having really good sleep here.

Service is fine, I am getting extra towels and shower gel whenever I ask for them. They are delivered with a smile. Can't ask for more.

Food is hit and miss. Breakfast is OK but nothing special. BUT, you are getting toast, omelet, jam, butter, tea, juice, and a small plate of fruit. You also have the option of a Thai fried rice instead of the omelet. It is a good deal.

Laundry price are reasonable and are only 10 baht per piece on average more expensive than the laundrette next door. It is delivered within 36 hours. Very good service.

Another high recommendation for this nice place that I will visit again.

Actually, you can take more than one girl. But the second you"ll be charged 500 bht for the second girl. That's what prevented me from having my first threesome. Maybe, next time :GoldenSmile1:

Stayed there 3 times. Very big and clean room. For high floor non pool view, I have never paid more than 1,500 (with daily breakfast for two persons) even high season.

Stayed at August Suites hotel during May/June this year. I was going to stay at my usual haunt which is the Eastiny Plaza (Soi 8) until I discovered this hotel on the forum. I’m glad I did as there is demolition/building work going on across the road from the Eastiny Plaza. I emailed the hotel regarding rates and got a deluxe room with pool view for 1700B with no breakfast, which doesn’t bother me as I am never up that early! I was emailed a booking form which I completed and returned and promptly received a confirmation email.

Location

As others have mentioned, it is a new hotel set back from the main road and is very quiet. Easy to walk to Soi 7/8, Beach Road etc. Plenty of 7-11s nearby and TOPS supermarket about 100m down the road.

Room

On the 6th floor directly above the pool with a nice view. Very large and nice room. Huge bed which was very comfortable. One thing about the bed though, it had a solid wood base and the mattress is slightly smaller than the base. This leaves the right angled corners exposed and they are conveniently located at shin height!! Several times I cut my shin open on those corners. You can see what I mean in one of the pics. Big TV with a mixture of Thai and International channels. Full sized refrigerator which was nice and stocked daily with (free) bottled water. Good sized safe in the wardrobe. Bathroom excellent, shower, bath and twin sinks. Free WiFi throughout the hotel and it was a decent speed (maybe because there was a router on the ceiling right outside my room!). All rooms are non-smoking, but OK to smoke on the balcony. Key card slot for the electrics and also couple of buttons that said make up room/do not disturb. I think the cleaners have an indicator panel in their base so they can tell who is in or out. Good idea. I pressed the ‘make up room’ button and left but returned 2 minutes later as I had forgotten something and the woman was already at work in the room!! No coffee/tea making facilities in the room which surprised me. I need at least 2 coffees to get me going when I wake up!

Facilities

Very nice pool with food and drinks available. My TGF (dumped her since then!!) asked if a couple of her friends could spend the afternoon by the pool with us. The hotel had no problem with this and no charge which was nice. There is a good sized and well equipped gym inside from the pool area. There is a nice snooker room there also. The men’s and women’s toilets in that area also contain saunas. Two laptops in the lobby area for free internet. Bar in lobby area but only used that on the first two nights after 9pm as the curfew was still in place.

I think one poster had security concerns about the wooden slats running up the outside of the building and someone possibly gaining access to the room that way. No worries there, the slats are very thin and would not support the weight of anyone trying to use them as a ladder.

Staff

Can’t say enough good things about the staff. I was met on my arrival by Paul the manager who is a really nice guy and speaks good English. Chatted to me while I did the paperwork and then took my suitcase up to the room for me!

The rest of the staff were fantastic……always saying hello, chatting, opening the front door for me and always asking if there was anything I needed. Going out once when it was raining and a girl at reception called out my name, looked around and she said “no go out just yet”…..she then zoomed off and returned with an umbrella and a big smile!! Wonderful!! All the staff are fantastic, nothing is too much trouble for them and will do everything possible to help, unlike some other hotels. They are very proud of their hotel and rightly so.

Finance

Was not asked for the 2000B security deposit that is mentioned o the booking form. 500B for an extra guest above 2, but I have a feeling that if they like you they may be inclined to ‘overlook’ an extra guest!

Conclusion

I have stayed in many nice hotels all over the world and this is in the top 2!!

Apart from the bed corner and lack of coffee/tea making facilities I could not really fault the place. Sure, there are cheaper places to stay, but nothing like this quality. The hotel and staff are excellent and I would highly recommend this hotel to anyone. I will be back there 24th September this year and is already booked.

Cheers!
