View talay 5 has shell properties, anyone who has bought or has knowledge of rough estimate of shell to liveable condo excluding furniture, how much would it cost for a 48 sq m property

It's likely that the majority ( if not all ) the unfinished/unsold units , retained by the developer ,are more than likely  Thai quota units. 

There's even more of them at VT 7 I believe.

There are only Thai name shell units left at VT5.

There are still plenty of foreign name shell units left at VT7. The 48 sqm units in the central tower from floor 9 down - mainly the ones on the north side nearest the lifts - and nearly all the 114sqm units in the wings on every floor.

Hopefully someone who’s done it recently will answer your initial question. I don’t know how accurate, but a friend who’s owned condos here told me you need to budget around 1m baht to get a shell studio turned into a reasonable standard of unit. This was a few years ago.

Indeed I was quoted 200,000 for just a kitchen reno by Kitchen Corner and that wasn't using their top quality cabinetry or anything fancy.
