Does anyone have any information about this hotel? Quiet at night/morning?

Can’t comment about this place, but as I stay often at hotels in Pratumnak, I have got a number of hotel suggestions if you would like them.

Not sure of your budget:

Sanctuary: 5 ⭐️ Nice rooms, good pool, families, a bit corporate - from 1800

Sirin: 4 ⭐️ Modern, Classy, big rooms - from ฿1500

Lewit: 4 ⭐️ Raddison hotel, classy, nice pool, - from ฿1500

Unique Regency 3 ⭐️ Good budget options, nice pool - from ฿800

I’ve done a review of all of these hotels, check the hotel section and you find the links. They are all on or around Pratumnak Soi 5.

at the moment i have booked 4 hotels in pratamnak/cozy for my 2 weeks stay.

pratamnak inn is 400€

the rizin soi5 is 370€

the hideaway resort in Cozy beach is 320€ ( but it looks a shit hole place)

the hillside resort in soi2 is only 240€ (is old but from youtube video they have you smartTV and new ac unit, but the they have bird cages and chicken coop in their garden, i’m a light sleeper so i don’t want to image the concert of birds and rooster at dawn.

 

so the runoff is between the rizin (my favourite) and pratamnak inn. But a friend of mine have a walk around the rizin area the other day and told me there is a building construction near, so this could be a problem when they start working in the morning.

Another option you might consider is the Royal Prince Resort on Soi 6 (I’m booked in there tonight for a week). Scores 9.5 on Agoda is 4 ⭐️ and is costing me ฿900 a night. Even in December, it’s only ฿1100 (€31).

On Agoda is full for my dates.

on booking and expedia is much more expensive than 31€ a night for my dates

Good location that but yes the birds kick off 3-3.30 am, I don't mind

Any further thoughts now your stay is over? A friend booked flights last weekend to come for 2 weeks over Xmas and NY and he asked me to check out some hotels for him. I visited this one, Lewit, Unique Regency, FX, Tara Court, The Sanctuary and Welcome World to ask for prices and look at some rooms, as well as get a ‘feel’ for the hotels. The Manager came straight down to speak to me and show me rooms so they must be keen for new business. He offered 1800 a night which I thought was too much. Lewit is cheaper and it’s not hugely cheaper than the Sanctuary. He did say he’d include breakfast.

 

This was my initial reaction:

I then drove to the Prince Palace (though it’s called Royal Prince Resort on most booking sites). The Reception area looks very nice with a large restaurant/breakfast room behind. It was very quiet with just a Thai lady and child in the reception area and a couple with their daughter (I assume Russian) eating breakfast. Receptionist was friendly and called the manager who immediately came down to give me prices and show me rooms. I get the impression they don’t get too many guests a lot of the time. There’s even a notice outside the hotel offering day passes to anyone who wants to use the pool etc with food credit for the entry fee amount. He gave me prices for the 2 types of room. Forget what they call them but 1800 baht per night for the standard room including breakfast and 2400 for the suite room, though the only difference I could see was a bathtub on the balcony. The rooms were fine. Didn’t strike me as luxurious but clean, in good condition and perfectly ok. Big tv, big bed, kettle, small wardrobe, bathroom ok as well. He told me the WiFi is very good. The rooms he showed me were at the front of the hotel so had a (sort of) sea view. He did say there can be noise from music in the night market but they have rooms at the back if someone wants quieter. He also said if you wanted to book, or saw cheaper prices online, to call him and he could probably come up with a better price. He gave me his mobile. I think I’d probably need to book for you should you want to stay there. I think it’s likely to be pretty quiet.

And this is the summary I sent to my friend after seeing all the hotels:

It’s a bit off putting that the Prince Palace Hotel is called the Royal Prince Resort on booking sites 🤷🏼‍♂️. It looked perfectly ok to me but no more than a decent 3 star. I thought it a bit expensive for what it is at 1800, but it’s more expensive on all booking sites I checked. I expect it will be busier at Xmas but it doesn’t look as if it gets many guests. Impossible to tell what the make up of guests is likely to be. I wouldn’t rule it out and a room at the back should be quiet. If you don’t book anything better then I do think the manager would reduce the price a little but only at the definite booking stage.

@davidge as you know, I often do full reviews of hotels, but haven’t got around to doing this one yet, so I’ll give you a quick summary (and some pictures)

Cost - ฿1190 (inc breakfast)…8/10 for value

Room - good size, I think around 35 m². Modern design. Bed comfortable. Small balcony with a hint of a sea view. Open wardrobe, and no real place to store your clothes…7/10

Bathroom - decent bathroom, good size, shower, OK…7/10

Customer Service - staff were absolutely lovely and helpful…10/10

Breakfast - the dining room is quite nice, but the breakfast was pretty bland…5/10

Location - tbh I really didn’t like it. I didn’t realize just how long those alleyway are which connect Sois 5&6. At night these alleyways become a sort of no man’s land full of soi dogs. In fairness, you’re right next to the market area, which has food, stores, etc., but for me, I like to be on soi 5, so I can only score it… 4/10

Pool, Gym etc - I strained my hip on my first day (running across opposite road trying to dodge the rain when I was pissed)… so I didn’t use either… it looked OK though…6/10

Fellow guests - the hotel was pretty quiet, there was one day where it seems to get a bit busy, as there were a lot of Chinese guests, so I’m guessing that they must do some package type deals…6/10

Overall - I thought it offered decent value, but my preference would be Sirin, Lewit or Sanctuary over this hotel.

Sirin is sold out at NY and very expensive before that.

Lewit gave me a price then refused to honour it when my friend tried to book. The lobby was also full with Chinese and Indian tour groups when I visited.

Unique Regency now has construction on 2 sides of it and that section of Soi 5 is chaotic at the moment.

I took one look at FX and said “Fuck me, no way!”

I think the Sanctuary is his best option but he’s reluctant to spend 2k a night.

It’s up to him now I’ve done what I can.

On Agoda, the best deal I could see over that period was at the Lewit - I had one night there this trip, was very quiet and didn’t see any Chinese travelers…(although don’t doubt your comments that sometimes they will stay there). At ฿1647 a night over Xmas and NY (and including breakfast), I don’t think the Lewit can be beaten in terms of VFM.

I went to Lewit on Monday morning and this was the info I sent to my friend:

‘I then drove to Lewit. As soon as I got to Soi 5 I was reminded of how busy it is now with all the construction. There were a few big lorries you going up the hill as I tried to pull out onto the Soi. You need to be aware of the very large condo being built directly across from Unique Regency where most of the construction traffic comes from. It is massive and closer to finish than start in terms of construction. It’s not at the noisiest stage but still hammering etc etc throughout the day. There’s a large construction site next to the Unique Regency as well where it looks like a big 7-11 is being built.

The Lewit is further down the hill so the noise wasn’t obvious, though I could still hear it from the entrance. When I got to Reception there was a coach load of Chinese checking out so I decided to return later.

I went back down to Lewit. This time a coach load of Indians were checking out. I sat in Reception until they cleared and went to speak to the Receptionist. She had excellent English and was very friendly. As she was checking the computer for me an Indian came and stood right next to me and started asking her questions. I said, quite firmly, “She’s helping me now, please wait”. He shut up but didn’t move so the Receptionist asked him to go and take a seat. When he’d gone she thanked me for telling him off. I asked about rooms at the back of the hotel due to the traffic on Soi 5 now and the noise from the condo construction. She said they were Superior Rooms while the Deluxe Rooms with showers are at the front. I’ve looked on the website and App and I honestly don’t know what the difference is in the rooms, other than position. They are the same size and appear to have the same fittings and equipment. On the App the Superior are more expensive. Anyway, she quoted me for a Superior Room and emphasised it was without breakfast (+200 baht a night for breakfast) so I smiled and said “Sorry, but breakfast isn’t very good here” and she put her hand up to her face as if telling a secret and said “I know” and laughed.  Anyway, it’s a nightly rate that goes up over NY so it would be 1390 for your first 9 nights, 1790 for the next night and then 2090 for the last 3 nights. That’s a total of 20570 or the equivalent of 1582.31 baht a night for your stay. Much cheaper than on App.’

When my friend contacted them to book they said they wouldn’t honour the price and it would be 1590 a night for the first 9 nights. So it would be 22370 for the 13 nights or 1721 a night. I agree it’s a decent price but it pissed me off that they wouldn’t honour the price they gave me. I wouldn’t trust them to stick to any future price either so he’s better off booking through Agoda or similar. He doesn’t want hotel breakfast included wherever he stays really. The lobby on Monday morning wasn’t particularly pleasant and both groups were loud and impolite.

The Sanctuary was showing at 2015 a night. Welcome World in Jomtien about 1965 a night - he usually stays on Pratumnak but will try Jomtien at some point as he’s planning longer term. This hotel is more a family oriented Resort hotel though.

It’s up to him now and he’ll book through Agoda whatever he decides. He usually visits in June/July for several weeks so isn’t used to high season prices, and he usually stays in condos. I know he won’t enjoy anywhere that’s not of a certain standard which is why I’ve told him he needs to be thinking about 2000 a night rather than 1000. Two trips ago he ended up not using the condo he’d booked and paid for as it was a bit run down and ended up paying again for a condo in a different building!

As an aside, I truly dislike Agoda. It’s seems to be set up to deliberately confuse, pester endlessly and lacks consistency.

Just as an example, the Agoda App on my phone is an older account linked to my email, the one on my iPad is newer and linked to my Apple account. I do the same search on both Apps and get completely different pricing, and both are different to those showing on your search.

Thanks for your two responses mate and if I can touch on a couple of points. The first thing to say is that you are so right about the difference between low season prices and high. This is particularly true when we talk about the peak period Xmas and NY within high season… a doubling plus of prices is to be expected. Your advice to your mate I think is spot on - if you’re looking for a 4 ⭐️ experience (and somewhere like the Lewit is standard 4 ⭐️ for Thailand), then the budget IME is ฿1200 - ฿1500 in low season, and ฿1800 - ฿2500 in high season (and over Christmas and New Year, even a bargain hunter Billy like me isn’t going to score any low prices).

Regarding Agoda, I use them all the time, but at the same time I am aware of their downsides (which you correctly identify - and yes, the shifting in price in between your own devices is a pain in the ass). In its favor though I can book every flight and every hotel through a single app… and all the details are stored in a single space.Additionally, by going into the Agoda via TripAdvisor, I can be reasonably confident. I’m going to get the cheapest price available.

Hope your mate gets sorted out with a good hotel. If he is looking for Jomtien, I would recommend the Fifth in the newer wing (however,I recognize over Xmas and NY that it will be either full or pricey).

PS well done in terms of speaking up to the mouthy Indian dude who was trying to push in at reception
