I wanted to hire somebody. I even contacted a couple of interior designers but they worked Bangkok only. Nothing came of a real estate contact I had either.

So in the end, it was DIY.

Good luck with the sale, Paul!  I think you should be able to get your price.   Very nice condo, nice furnishings/ finish, clearly much more updated than some of the original older furnishings/ finishing I have seen in some other units of similar age.  The kitchenette on balcony is a brilliant idea!  Extremely well located indeed. 
Would you consider 1-2 year rentals instead?  Asking because the people I know are more into "trying out to live in central Pattaya for 1-2 years" before making a definitive buy.

You may well see but differ price, not a real-estate savvy but life has taught me that getting in early usually gives best yield.

At this point no - only because I have a project I need cash for and it has a timeline. If I don't close by 1 August then yes, absolutely.

Your friends have a good strategy. Lots of people in the building are there for life because it's a great place to live. It's one of those neighborhoods that is little discovered. But if you know, you know.

BUT - coming to Pattaya to live for the 1st time, it's great to keep your options as open as possible for the first year or two because as your experience and knowledge improves, your preferences often change.

One thing I would advise the people you know is that buying and selling is relatively easy when you have a quality product there are not many of. My first purchase was in VT6 on the WS side, high floor for this reason.

When it came time to sell, it sold on the first day of listing for 10%+ more than I bought it for 8 months after buying.

At that exact time, a friend was trying to sell in a different condo, with a listing price of what he paid for it and it was still on the market after 2 years. 

BTW, Kuhn Ann at the Jusristic is wonderful and will know if there are any rentals available now.

It's real estate so there will always be something that exactly fits your needs. Sometimes the very day after you buy something that almost fits your needs 555

I'm trying to stay focused and remind myself that I should invest in more real estate here in the US for the next decade before blowing it all on an all-cash condo offshore that I can't live in year-round (yet). But the window shopping is certainly tempting, both in Thailand and Colombia.

Thankfully, the condo remains un-sold.

Why thankfully?

Well, I was out the other night on the Soi 6 bar crawl and I come home to find the set of keys I have is missing my house key.

I ring the girlfriend 5 times but no answer so what's a man to do?

It's always good to have at least 1 back-up condo! 555

Yes but now its been recently used, so you'll have to drop the price a few hundred k.😀

Great looking condo, mate. Beautifully appointed, furnished and decorated…. Very tasteful. I’ve never stayed in this condo complex, but a golfing mate of mine lived there for a few years while he was the GM of the Centara hotel group. He spoke very highly of his experiences living there. I know the area very well as I’ve stayed in several hotels in the locality. This is a great area of town with easy access  - yet at the same time, it’s quiet and peaceful.

Good luck with the sale, it’s a beautiful condo and you’ve got it competitively priced.
