60 day visa exemption and ext - 3 month lease

Thanks in advance to any answers to these questions, I did search and was unable to find answers.

I plan to come back on a 60 day visa exemption with a 30 day extension before going to a nearby country and applying for the DTV during this time.

If it's successful then I will be able to look at 12 month leases. In the meantime I suspect my choice will be limited.

1) If I come in on a 60 day exemption and sign a 3 month lease, will that trigger some sort of alert that may involve a swat team and yellow pages treatment being that I would need to hand my passport details over and technically I have not applied for the 30 day extension at that point?

It could indicate to authorities that I plan to outstay my welcome on the current approved entry method even though there is an easy path to extend it.

2) Is there much of a price difference between a month to month lease and a 3 month lease?

3) Is there a choice difference between a 3 month lease and month to month as in does it open up more condo options?

4) if I explain my plans to the agent/owner are they likely to make an allowance and allow me to rent for 3 months prior to 12 months (don't care if I have to pay more for first 3 months)

Or is that a ridiculous notion?

I see no other condos that even come close to the sky Residence when location, price and facilities are all taken into account, maybe the cloud apartments.

I would likely rent somewhere else close by to that area and wait for a 2brm apartment come up there even if I have to wait longer than 3 months and the DTV has been successful.

5) Does anyone know of any 1/2brm apartments in that vicinity that do month to month or 3 monthly.

Budget would be below 40K p/m

I doubt anybody would refuse to give you a 1 year lease because you don't have the proper visa.

There is no link between condo rental and visas. You can take out a 12-month lease on any visa, or no visa. No repercussions.

The big agents often only do 6 or 12 month leases. Monthly leases are usually handled by small agents, often in the building concerned. So, yes, you are likely to get more choice if looking for a longer lease.

Yes, rent will be cheaper if you go for a 12-month lease. How much cheaper varies eg. Airbnb rentals are often much higher than longer leases. From my experience in Jomtien, I was looking at 18-29k a month when doing monthly rentals in various condos whereas I was looking at 13-20k when looking at 12-month leases in the same buildings.

I don’t know Sky Residence but can see it’s in the Cosy Beach area. It’s not an area I know as it’s too isolated for me and it’s a bugger walking up and down hills all the time. You will need your own transport or use Bolt, taxis or moto taxis a lot.

In general, there are far fewer 2-bed condos available so more difficult to find and more expensive but they are around if you look.

Thanks for that, I suppose my biggest concern is if I got knocked back for the DTV then I am obligated to pay rent on a place I am unable to live in.

Cozy beach is the area I liked the most walking through and I specifically like it for the hill walks. Of all the fitness activities, running up hills and beach volleyball were my top 2 favourite activities.

When I moved from Adelaide in Australia to QLD, I really missed the Mt Lofty trail I used to run up.

This might not be as steep but I am quite a bit older now so will suit perfectly.

Really comforting to know that they do not tie in lease agreement length with visa status.

Maybe it's worth the gamble, is there another way I could stay if the DTV failed for any reason or the RULES changed on it?

Your choice in the end. You can rent month to month, or even week to week in some places, you’ll just have to pay more.

Same with location, everyone needs to work out what suits them. As long as you’re happy with the transport situation, baht bus is not an option, then fine. Also be aware that it will be gridlock when there are big events on in Pattaya as there’s effectively only one road in and out.

I think this is the condo that used to be Amari Residences so if you search for that on the forum you’ll see some reviews and discussion. I know @LOTTELLEE WINNA did a review.
