Starting to do a little research on my next condo. I've decided to head to Jomtien and save some money. Main priority is, near a baht bus to 2nd Rd.

I talked to a guy, years ago, about the VT's in Jomtien. I wasn't really interested at the time so really don't remember anything except he said some are good, some not so good.

Anybody have any current opinions on the View Talay's in Jomtien?

Also, anyone have any opinions on any other complex near the baht bus route?

The Jomtien VT on the bus route include VT5, VT7  and VT8.

I've had a look at all of them when I was looking to buy. Each have their positives and negatives. Let me know what specific info you a looking for.

I’ve gone through condo options in Jomtien, including VTs, in other posts. Don’t know if you can find them by skimming through my content?

The baht bus route is temporarily changed due to construction so they go down Beach Rd and back along Second Rd. When construction is finally completed (several months at least at a guess) they should go back to only running down and back along Beach Rd. Assuming this is the case, you need to be on Thappraya or Beach Rd to really be on the route, or between Beach and Second Rds. I wouldn’t go inland of second road without own transport.

I’ll try to add more later, I know a lot of the condos here and have stayed in 4 of the VTs and looked at condos in the others.

As OP is asking for close proximity to baht bus routes I'll interpret that as its rental is for a short holiday only, in my book living permanrntly in Jomtien/Phratamnak requires some motorised of your own or a decent Bolt budget with all the issues that can follow.

I'm living on Phratamnak and it's a completely different lifestyle than living in Central and moving there has had a dramatic impact on spendings; hardly ever go the [over-prized] bars there any longer

I’m living permanently in Jomtien and don’t have transport, nor will I.

Yes, I use Bolt a fair bit but not every day and happily spend most of my time within walking distance of my condo. I maybe go into Pattaya 2 or 3 times a week during the day, never in the evening.

I'll give some more detail

One-bedroom condo up to one year lease

As close to 10,000 baht per month as possible.

Near Baht bus. Personally, I like riding the baht bus, I feel safe and it's a cheap ride.

All the usual shops, 7/11, cheap food etc., close by. Extra points  if their is a strip of girlie bars, pool table and people watching location.

Also note that I know about Laguna resorts and their one-bedrooms for 10k. I've been in one and it was pretty nice. Problem is not that close to baht bus so all transport is bolt. It's all backroads to Pattaya. Not my favorite trip.

One bedroom makes it more difficult as the vast majority are studios. 10k a month is too low a budget for most buildings as well.

Maybe try VT1 and Jomtien Beach Condos.

It’s possible the 2 condos I mentioned on Soi 7 will be in your budget as well though might be noisy as it’s packed with bars.

IMO Laguna, or any of those condos inland are a no go unless you ride a scooter.

Yes, those. Old, a bit run down.

As I said, a ‘double unit’ in VT1 or Jomtien Beach Condos might be a good place to start.

You’ll get a studio in VT2 or Shining Star for 10-12.

Most smaller 1-beds are on newer developments and most of those are inland. The ones on Beach Rd are expensive.

I don’t know the rents in the Dusit on second road but maybe have a look. It’s the wrong side of the road but at least not down those crummy Sois.

I know you can get a 1-bed on the Axis for 12k but it’s not in Jomtien nor really very close to any shops etc but is on baht bus route.

As long as most/all activities for majority of the stay will be in Jomtien there could be a potential saving but if all activities are planned for in Central Pattaya the transport cost will be substantial  and can't really see a potential [and marginal] savings for a cheaper unit is worth the daily hassle that follows. 

I haven't got a spreadsheet on transportation (only use own bike) but burn around 100 thb of gas every 2-3 days, the bike most be paid on way or the other. I don't drink [and don't  DUI] so have no issues getting home but getting a taxi with a BF late night can be costly if no Bolt/Grab service available which are all cost that must be incorporated.  

BTW, are the Baht Bus 20thb now?

The savings is pretty big from what I'm paying now (17k everything) to 12.5k everything in Jomtien.

What I see myself doing is hanging around the stuff at the condo (stall, bars, barber, massage, etc) and one or two days a week go to Pattaya. The savings moving to Jomtien is big, so 1000 for bolt, per month, doesn't seem too bad.

If you might accept a studio then I’d start by looking at VT2A and Shining Star. If you definitely want a separate bedroom then, as I said earlier, start with VT1 and Jomtien Beach Condos.

The rents I mentioned are, of course, just a rough guide. If you find the right owner/agent then you might find lower though many ask more than I indicated. It really can vary a lot.

For example, when I rented in VT5D I was offered 13k a month to renew the contract. Other units there go for 16/18/20k a month.

Depend on number of Bolt vehicles available, location of condo and time of day/night thb 1000 corresponding roughly to 1 trip to central a week [by Bolt car ~100 each way]. 

Whether it's my impression or a fact I'm not sure off but found prices for e.g. food, at least in the Phratamnak area, are a tad higher than Central where all Thai dishes I've had locally [ ex noddle soap ] has been thb 80 where same dish can easily be found in Central for 50-60. Not a fortune but still a cost that will reduce the potential saving

If you are looking for 1 bedroom condo have a look at the newish Copacabana too. Though the square metre size is less than some of the older condos. Rooms seem to be quite small. 

Access to baht bus routes on Beach Rd, and to current temporary route to Pattaya on Second Rd.

Rents there are very high. Over 20k a month even for the 29sqm 1-beds.

Lot's of good info. I didn't realize that the rent would be higher on Beach rd. and why not is near the beach, me not thinking.

VT 1 is out of my price range, they had some 15k one bedroom.

I haven't researched your bargain places but I have the feeling 10k one bed is going to hard to find on the beach side.

 VT1 is very much at the budget end of the condos with a decent location. Possibly Jomtien Beach Condos are cheaper, especially the ones across Second Rd. S1 & S2 are on the beach side and A1, A2 & A3 are across the road.

Otherwise you’re looking inland I think.

Edit: I mentioned Dusit. The one on Second Road is Dusit Grand Condo View. There’s an occasional 35sqm 1-bed asking 12k on FB though most seem to ask 14/15.

Further edit: It just occurred to me that there might be a chance of a 1-bed at Neo Condo in your budget. Excellent location but no real swimming pool, just a tiny plunge pool.

Yes that's a possibility I seen it online a few days ago. I remember thinking if the baht bus went that far?

There are 2 ‘Neo’ condos. The one called just ‘Neo’ is very close to the arch just behind Jomtien Plaza Condo. The other is called ‘Neo Seaview’ and is a LONG way down.

Not any experience, listings show they have 4 houses for rent 35k - 45k per month, 1 year lease.
