Best month(s) to negotiate a 1-year lease

As I plan my July 2025 move to Thailand, I'm building a general budget, part of which has to do with lodgings.  I plan to hotel it for a week or so when I first arrive in Bangkok, then shoot down to Pattaya to AirBnB it month-to-month until I sign a 1-year lease on a place.  The question, though, is what is(are) the best month(s) to target signing a 1-year lease?  I ask only because I have seen comments about getting a better or worse deal depending on I when you do the deal.  Seasons are great, but I'm trying to narrow it down to 1 or 2 ideal months so I can work out how long I'll need to AirBnB before I can look toward moving into a longer-term place.  Thanks in advance for your feedback!!

Just from looking at the ads on FB, it seems to me that July, August, September has the best deals. IMHO

It doesnt matter. The best deal will always arrive after youve signed your 1 year lease🤣

From mid-April to mid-October, low season.

In high season, rental companies have the possibility of offering weekly or monthly rates, often at double the usual price, sometimes more.
