Current short time hotels in Jomtien

I'm looking for a ST hotel other than Q-Resort - someplace easily accessible by car. I came across this site - not sure if all these places are  still open  http://www.pattayasweethearts.com/loveinns.htm. Coming in from the south, Soi Chaiyapreuk would be a convenient location. I see a couple like Sai Kaew Resort there. Any experiences or suggestions would be welcome.

Pros
====
For me, coming from south of Pattaya, it's very convenient. Comparatively short drive with little traffic
Unlike Q-Resort, no local traffic, and no tight car parking spaces. Just pull up in front of the room.
Also unlike Q-Resort, pleasant staff.
Very quiet area

Cons
=====
No remote for the aircon so it is on or off. No adjustments
No hot water

Overall seedy, run down. a bit worse than Q-Resort Price about the same 100/hr minimum 2 hours.

There is a st hotel on Thepprasit soi 7 about 500m from Thepprasit going south towards soi Wat Boon. Don't expect much but it will work and is discreet but more lo-so Thai style. look for the 24 ช.ม. sign on the right side as you head south of the left side if coming north
