TM30 for One Year Extension of Stay

I will be moving to the Pattaya area in a couple of months on a Non-O (Retirement) visa. I intended to book Air BnB's in several locations to get a feel for the different areas I'm intrested in staying. And yes, I know that Air BnB's are technically illegal for stays less than 30 days. The owner of the first one I booked is willing to do the TM30, but not until I've already been there 3 days; arrive on Friday and he wants to go to Immigration on Monday. Since they're supposed to done within 24 hours of arrival I'm not sure it's even worth taking the chance of getting fined.

So my question for those who may actually have experience with this is, does Chonburi Immigration want to see your TM30 when requesting a one year extension. If they do, does anyone know if they actually look for TM30's all the way back to your arrival? I should be in a condo by the time I submit my application so I'll have a current TM30 when I apply. I would appreciate any information/experiences.

They don't aks to see the TM30, though I don't know if they check the computers.

if you arrive on a friday sorting TM 30 on monday is ok. immigration does not open weekends. i know because i have done it myself
