Looking for condo for long term rental

I looked at VT7 and there doesn't appear to be any 1 bed apartments? Studios and 2 or more bedrooms are available. Great location.

They are mainly 48sqm studios. I’ve stayed there twice. A friend did rent a 2-bed there once. These were all short-term rentals. It’s a very good location. Nice pool, laundry service etc on ground floor.

Yes. I find my VT7 stay to be very good, but that was many years ago.

Great location, and at night, I didn't even use the A/C as the unit I rented enjoyed some breeze even though it was facing the sea (I thought at night wind would come from land to sea and daytime, sea to land).

I would be very hesitant to pay a year in advance, but VT7 for 10K a month I would be tempted. For long term go with a 1 BR for sure.

I understand that the walking distance in the 3 VTs mentioned is why you are discounting them. Could you please advise why the others are not suitable.

I don’t like the set up of Jomtien Plaza. You enter at the front, go up in a lift to the lobby, enter through a security door then have to use another lift to get up to the actual condos. The building is slightly past it’s best as well.

The other 2 are just too far from the road for me.

Is there a pool area with no shade at the front of the building, probably on the level where you have to switch lifts. If so, I had a wander in there a few months go, set up was all a bit weird IMO.

I spoke with a receptionist type person who kept repeating ''everything full'' to whatever question I asked her.

Yes, the pool is on top of the front bit, just outside the lobby.

There’s a Russian agent on the right hand side of the lobby that has rentals in the building (at least there was pre-Covid).

Probably still early but as I’d seen a few posts asking for condos for November/December I put it up on Facebook yesterday. First 2 replies from Thai agents were for one on Pratumnak and one on Soi 13. Pretty much what I expected.

Things will probably change by November, but got 4 viewings arranged. Won’t push on rent until I’m there and I’ve seen the units. Market still very quiet at the moment so plenty of availability.

I've contacted 4 agents just to get the ball rolling as I'm not arriving until next month. Only one has replied. Even though I clearly stated I wanted to stay in Jomtien they offered me a condo in North Pattaya. Hopefully they will perform better when I sit face to face with them.

They have now offered me a condo which is a lot smaller than the size I told them I wanted and it's in Pratumnak, even though I outlined the area in Jomtien that I wanted. I'm giving up corresponding with them and will walk into the offices when I arrive in October.

That’s fairly typical. I’ve not bothered contacting any agents directly, there are a few I’ll go and see on my first day. I wasn’t exactly deluged on Facebook, I think a lot of agents/owners are only interested in an immediate rental not one 2/3 months away.

3 people that responded to me had condos in the area I specified and I got 8 or 9 replies with condos well outside the area.

I’ve booked a cheap hotel in Jomtien for a week so I’m in the area to look at condos as soon as I arrive. I have a ranking in my own mind of the buildings I’d prefer but will weigh that up against the quality of condos and the rent.

Find a good landlord first.... try for a month then extend it to 12

You will not find many condos that you can try for a month then extend, even in the current post C19 situation. There are some landlords that have resorted to monthly rentals due to properties being empty for so long now but most still want 2 months deposit! Finding a good landlord first is as likely as winning a lottery, finding one who is not using an agent, very rare from afar.

The landlord bit will be a bit of a lottery, I’ll have to try and judge when I meet people, though it is probably 80% agents rather than owners from what I’ve seen so far. I’ve been preparing for a while and have stayed in a number of condos for a month at a time to get an idea of different buildings. I think I’ve a pretty good idea of how most of the ones I’m looking at compare, though you can’t predict who might be be next door!

There’s no ‘ideal’ building for me, it’s balancing the pros and cons of different ones and seeing what sort of units I’m offered and at what price.

I'm amazed you have found so many that will rent for 1 month, maybe it is easier "on the ground? Or do use Airb&b ? If not I am also surprised you have not had problems getting deposits back, given the frequency of "horror stories" on the forum.

Never been asked for a deposit for a month’s rental. Just pay the month upfront.

I’ve used AirBnB twice and agents the other times. Agents that specialise in ST rentals not the ones that sell condos and do LT rentals. Obviously more expensive to only rent for a month but no problem finding condos.

Could you please name the agents who specialise in ST rentals. I may well stay in 2 or even 3 places on my upcoming 5 month stay in Jomtien. I'd like to experience a few for the future as I've never stayed in Jomtien before.

The well known one is Dancewatchers. https://www.dancewatchers.com/
A bit expensive but they’ll look after you and offer a cleaning service if you want. They’re based in VT2A (turn left when you go in and they’re down the corridor on the left). They have lots of condos in VT2A, one in VT1A and one in VT5C. They’re the easiest to use as you can book everything online.

There are other agents in VT2A if you turn right when you go in.

There was a BM that rented condos in VT7 and VT1 but I think he disappeared during Covid. http://www.viewtalaycondos.com/
He was also on Airbnb.

There is an agent (Khun Pan) on the front left corner of the lobby of Jomtien Complex Condo that rents lots of units in the building. 

There are agents inside a few of the other buildings if you wander in. VT5, VT7, Jomtien Plaza, Shining Star etc etc.

Well, not much further forward. Still 7 weeks out though. I have changed my initial hotel after reading truly awful recent reviews. Friends are trying to convince me to get a condo on Pratumnak instead as they both live there but I really do like the area around the arch. A big plus there is that I wouldn’t have to walk more than 5 minutes or so to reach almost everything I’d need most of the time.

Probably moving more strongly towards getting a 1-bed rather than a studio but I’ll see how various units are equipped and what price I’m offered.

Wishing I’d booked to come sooner tbh.

Contacted 2 agents to lay the ground for viewings. I was very clear about the location I wanted and put a top budget of 15k to see what I was offered.

Pattaya Prestige Properties didn’t bother replying.

Alan Bolton sent me a link to a condo on Soi 15 in Central Pattaya at a rent of 22k.

Strike those 2 off my list of agents! :Dunno1:

I've given up with trying to establish a dialogue before landing. I'll go and see them face to face when I arrive. I have 3 nights booked in a hotel. I will also look for private ads in the foyers of any condo blocks that take my fancy.......agents lose out.

Yes, I’ll do walk-ins to my preferred buildings. Most have agents on ground floor that specialise in that building and some have notice boards.

I’ve got one owner that’s been in touch that has units in 3 buildings in the area I want so will view those in the first day or two. Two smaller agents have also been in touch that might be worth a viewing. I’ve got a week booked in a hotel to give me time to look at plenty of condos.

The next 42 days can’t go quickly enough!
