The older properties, Nirun, 9 Karat, Jomtien condo seem good value on the property market. Are they cheaper because they are run down or poorly managed or because of the area.Is that they are just not nice atmosphere to live in. When I get back there next year I will start looking again. Then the age old dilemma rent or buy? Hoping COVID bargains remain that way even when things get better

Google it. Reviews are a bit old but not complimentary of both the building or the area.

Jomtien Beach Condos are ok but on the small side (generally 30-32 sqm). Location is pretty good.

Some have been renovated nicely others haven’t. 

There are 5 blocks. 2 are between Beach Rd and Second Rd, the other 3 are across Second Rd. 

Obviously, the one on the beach side are a better location. 

Restaurants, shops, laundries etc on ground floor.

Great thing about Nirun is you can score dope in the hallways and find Isaan hookers also on site.

I have been at Nirun for 18 years there are other BMs that live here as well I have always been happy here never had a issue in my time here. Its a village within its self While not for everyone I like it.

I visited a friend at Nirun for coffee recently and I quite liked the village vibe there. Lots of little shops, laundry places etc. made everything seem quite convenient. I did not go inside the accommodation building or see any of the rooms though my friend did mention that there are issues with water leaks through the ceilings in a lot of the units.

Only seen the basic rooms which Thais are renting and they are pretty grim, shoebox like...definitely good value, and the area seems still vibrant unlike a lot of other developments.

I struggle living in a 35 sqm 1 bed condo at Unixx sometimes and doubt I would live there but you would get used to it no doubt.

I believe there is no pool also...
