Bars/shops closed and for rent

First time I've seen this part of the Buakhao market empty of vendors. Suspect though it's only a temporary casualty of the latest round of forced closures.

But a lot of those businesses were closed long before covid.

Today's walk was from Walking Street to Pattaya Nua then turning south on 2nd Road.  I am a little disappointed that there are now signs posted saying to stay off the beach.  I really enjoy walking in the sand on the shoreline, but that is now off limits.

Anyway, I stopped at Drinking Street to take some pictures.  After I entered the roped off area and got about halfway in, I was stopped by the security guy.  He told me everything is for rent and hung around while I was photographing. 

The last 5 photos are shops from Drinking Street south to Marine Mall that had for rent signs.  There are a lot more that are vacant or have bills gathering at the door, but they don't fit my criteria for inclusion in this thread.

good spread and info mate , keep them coming . sad to see so many shutting but same in the rest of the world only on a slightly smaller scale

SoI 13/3 & 13/4 today.  Keep in mind these roads are short, maybe half the length of 13/1.

There was only one place for rent on 13/3.  The rest were on 13/4.  No surprise about the Penthouse.  It has been in decline for over a decade.  It should probably come down and be replaced.

Just an observation from me on walking around town:

The number of shops closed and for rent is really a fraction of the businesses that appear to be surviving this economic disaster, although most are obviously struggling.  There are only 12 advertised rentals available on Soi Chaiyapoon. Considering there are 90 to 100 spaces, while 12 to 15 % may be alarming, it is certainly not a death knell.

Sadly your hypothesis of just reporting rentals, doesn't take into account the other completely abandoned and unused buildings, which brings the total to probably 60%...a sad state of affairs indeed.

See that the Jolly Friar has bitten the dust….was the best Fish n Chip restaurant back in the day…abt 10yrs ago and had numerous owners over the yrs too.

Was Ian the original owner of the JF?? ( Steak & co and Smoking Joe’s)

I know it’s had numerous owners over the years and cudnt seem to deliver the same service and quality as it originally did….sad as was the best around for fish n chips and other meals in there nice too.

Your survey and observations are perfectly valid as being what you saw/see on your arrival.

However, it is wrong for some readers to perceive all these closures as being solely the result of Covid-19 or the lockdowns.

The industry here was in decline pre-Covid and the dismal 2019 high season caused WS GoGo owners to have crisis meetings to discuss how to survive (such as Heaven Above and LD Showcase having already closed) well before there was any talk of the Lockdown in March 2020.

JF suffered a lingering decline and ultimate demise well before Covid-19 was 'invented'.
Never the same once Ian left.

Yep agree on those points Edge!!

Before covid it was the exchange rates that were slowly killing off the tourist trade in thailand as a large number of guys and sexpats realised they’re getting better VFM in Vietnam and Philippines
 

Remember the £ sliding from 55bt yrs ago and being down to 37bt…making thai on a par with UK pricing for pubs bars etc…plus the gogos gouging the punters…at some stage enough is enough. 
 

Thais and business owners need to re think this short term rip off strategy.
 

Covid is the final nail in the coffin or the restart button for thai tourists and mongers??

Although it looks grim, when the tourists/punters return when Covid is under control and borders are open then the girls will return so bars/massages/GCs/GoGo etc will reopen.

Sure, there may not be as many as before, but as was said above, many were struggling anyway before the pandemic so a good shakeout was probably overdue.

For us guys who go for 2-3 weeks 2 or 3 times a year there were far too many bars etc than we could possibly go to, so even if 25% or so re-open there will still be plenty of choice.

Lets hope the exchange rates stay improved, the high baht was a significant factor in downturn in business for many places.

Had the biggest piece of battered white fish-pretty sure not cod- I’ve ever seen, served to me there a few years ago couldn’t finish it but was tasty…. Also the Texas Lone Star next door was a good choice for a beer and burger/wings etc…. Shame

I think your estimate is rather extreme.  Possibly 60% of bars, but not all businesses.  It is very hard to tell if a business has gone under with so many roll front shops being shut, but I would hazard a guess at closer 30%, maybe as high as 40% based on empty shops I have seen.

That doesn't mean that more won't go under in the interim, as it appears this covid economic disaster will continue unabated for some time yet.

I am here now and as others have said, it is very easy to see the locations for rent looking for new tenants.

However, it is very difficult to know what locations are closed for good or just until the lockdowns are fully over.

When I am driving around on the motorbike, I see Pattaya still kicking and screaming all over the outskirts of town. 

I expect it to survive and be back to normal in approximately 2 years after the business reopen and the empty places are slowly reopened as something new.

Edited add on:

I do believe WS needs to rethink their business model as they are over priced and the average monger is finding their fix else where (Soi 6, LK Metro, Soi Buakhoi area (Tree Town, Soi Honey, Soi Pothole, etc).

The photos tell only a bit of the story I am guessing that the places that are closed with out for rent or lease signs many of those will not reopen either as what they were. It's bad
