For me, Grand Avenue 36 sqm units have a very efficient layout, that is just right for me.  E.G. the bathroom is smallish but just right for me, so it doesn't take up unnecessary space. I have viewed other larger units with a less eifficient layout, and it really doesn't seem any more spacious.

As you say for you not for me if i buy something in centara i'll be getting one of the  40 sqm studios i hope   .

Refurbishing it  so the bed can fold  away making it feel like a one bedroom during the day . i love cooking up a storm as well and have people over . i use the fan only as well . land a large bathroom so i can add a washing machine
