Buying & Refurbishing a House on the Darkside

In Bangers going to the weekend market today we came out of the lift to see a furniture display in the foyer, look I said, there it is! I pointed straight away at the one that was 50% off...not because of that but because of the 20 tables on display that one was the exact size...

Your house is neater than mine, but I've been doing a few changes since I got back from my last visit to the US. A new corner sofa, new La-Z-Boy recliner, and new OLED television. For the last eight years or so I was using a foot massage chair as a 'recliner'. It works, but not all that well.  As part of my celebration for finally drawing my old age pension I picked up the 55" OLED tv and a real recliner. I still need to get a small circular or triangular table to go next to the chair so I have somewhere to put my cold cider, then it will be perfect for me. :-)

Currently a house a couple of doors away from Petersie up for sale at 3.5m. I paid 3.3m a couple of years ago for one in the next soi. Prices pre refurbishment.

Found this topic again...:)

I've noticed that prices vary on this village. All houses are mostly similar with various additions such as Thai outside kitchens, large pools for those who bought a double plot or smaller pools installed just outside the patio doors.

Prices range from 3.5 up to 6m; to be honest most are identical in layout & have not been refurbished so I fail to see the price differential. :rolleyes:

It's a fairly quiet little residential area with mainly Thais & a few Farangs here & there.

Thanks for a great thread Petesie (I have only just caught up with it), very interesting and a host of information. I have to agree with others in that you do have an eye for style (all be it wall colouring yet to be proven). Personally, the stand out item was your royal boat; that is a beautiful piece.

Thanks bud, we had our eye on that for 2 years before the lady in the shop came down to a figure I was prepared to pay. The Royal Barge & the piece above depicting the 9 circles of life are my favourites, I bought that just before they stopped selling them in the late '90's. They were painted by novice monks using gold leaf and a single hair on a brush, very intricate  & certainly interesting. :wink:

For me it's still the boat, but then i am looking at pictures. Lovely case for the boat to, show it off well.

Update...

As the many trips we made to the stores & outlets mounted we quickly learned and recognised their methodology & what was good & perhaps not so good. I touched on the commission side of things which is part & parcel of a salespersons income however perhaps not so great a deal for the consumer as they get steered away from their first choice. Once I twigged they weren't listening I would walk away. :wink:

Heavily discounted end of range items got our focus as well as the store cards; Homepro offered the least incentive while Baan & Beyond & Powerbuy took the 1 Card which swiftly gathered points enabling sometimes free purchases & further discounts.

Boonthavorn was the best for their range of tiling & we also bought light fittings there; for those in the market for furnishings I reckon their in-house brand JYKS is the best available in Pattaya. They also have quite good sales on & their expansive range is of great quality. We bought around 10 pieces from there & it would have been more had we discovered it earlier! Unfortunately I was steered away by Madame saying, "Too expensive" so once I insisted we went in the store she was pleasantly surprised & fell in love with it.

We also used Index who again take the 1 Card

Update 2

Furniture

Again entirely a personal choice but even if you were buying a 50 sqm condo you really do need to be comfortable in you're surroundings. A comfortable mattress and a decent bed are a necessity as is a decent sofa. Walls are easily painted and one wall with wallpaper will set it off. A nice TV unit and a reasonable size TV with soundbar & you're away & it needn't cost a fortune. 

For those in a house there is a great choice of furniture out there but you do need to shop around to find what you would like, we visited a new Store this afternoon which while reasonably priced carried the same Koncept range as is available through Homepro.It was named Mega Furniture sited opposite Baan & Beyond, uninspiring to say the least.

Moda's office outside B&B & there are several other shops in the vicinity; the one named Alisa has some really stylish individual pieces, great tables...good job it wasn't open before as our furniture might be totally different! There are also other shops though the art shop is ambitious with the pricing, if you're after art they have a good choice but the girl in there doubles up on the normal price; we know this through experience.

I looked around locally and was pretty disappointed.

B&B was ok but the rest was overpriced crap imo.

Ended up getting a truck and driving to IKEA and ordering most of my stuff there.

Definitely agree on the bedroom having one wall as a contrast also look for nice prints or a painting…here is my bedroom at Unixx:

Years ago I worked for a retailer of electrical goods. I overheard one salesman recommending a brand of washing machine claiming he had just bought that model for his mother. The following week he told the same story but with a different brand. How many washing machines can a mother use?

Commission and bonus figures for certain models changed on a weekly basis. I rarely trust a salesman.

As with everything else it is a challenge to find what you need & where it is available. If it's just a small kit you're after for a condo then a 30cm Nano cube will suit your needs. There is a Pet shop on Thepprasit who stocks the basics but do your research on Youtube for general advice. 

Unfortunately I used the outfit on Siam Country Club Road next to East Coast Property as they were 5 minutes away. They scammed me every inch of the way...but not for long. Once I found out the genuine price I never returned.

I've ended up with three small tanks; two 60 x 30 x 36cm  & one 45 x  28 x 30., 1200 & 900 thb respectively. I mainly use a Fish stockist on Sukhumvit at the far end of Naklua; it's a small shop but they have a good range of fish & supplies.

BKK's Chutachak Pet market is the probably the best place to buy anything larger; I have an urge for a larger tank with external filtration as I fancy a stab at aquascaping but they do not have anything of that part of the market available locally. You can buy locally produced ones but I'd personally avoid these.

The big stores have tried to get into the kitchen designer arena but never took the risk of doing it alone; inferior subbies chuck something out there for the quick 'yes dear' shopper. Other specialised shops will take your cash & give you the 1m baht kitchen your missus will gladly show off to her friends...just like they do all over the world. 

I looked at several specialised shops & decided it was all bollocks, baubles on a Christmas tree. I've had umpteen kitchens installed & many ding dongs with my previous spouses, my first wife thanks me to this day when I stood my ground & refused to get rid of the Aga going against the advice of her kitchen designer who wanted to rip it out & install cupboards.

 Don't get me wrong, a grand kitchen will sell a house, I get that. My mate spent 20k on his wife's dream kitchen for their house in Udon; due to Covid they were gone for 18 months and opened the door to find the termites had eaten it. :rolleyes:

Rugs...a passion of mine. :wink:

I've managed to bring 2 here so far...a Tabriz 'City' rug & a smaller Tribal.

I was into carpets for many years & have a few interesting & old pieces. When the folks from Northern Iran came into Saudi to perform the Haj they used to bring things to sell as it was considered good luck; these were snapped up by local traders & I was lucky enough to gather a few. My personal favourites are the Tribals; some of these handmade rugs hung in Tents inhabited by the many Stans which were around at the time. These tribes have by & large been dispersed by the numerous war zones over the last 60 odd years.

I have a few pieces that are over 100 years old. As well as my guitars it's my intention to bring my rugs here...the one my '51 Nocaster is parked on was from a tribe that used to be on the arse end of Russia, brought over Iran on the back of a donkey. I have a memory of my cat sat on it & scratching itself madly as it was still flea ridden...true story. :)

Thank you for the good examples of arrangement. I will finish a major project at work in two months, and my wife and I are planning to buy a small house. We want to find a perfect place for families and professionals because, over the past few years, we have often moved because of my work.
Most likely we will buy a two-story house with five rooms. We want to leave one room immediately for the unborn child. In addition, we often arrange Friday gatherings with friends with wine and board games.
Do you have any tips on furnishing the living room and hallway?
