Looking for studio or 1 br near central starting in may

Looking to move in in May.  Reasonably planning to stay until Nov.  But that's not final yet.  Hoping for longer.  The ideal lease would month to month with 30 days advance notice.  But willing to negotiate.

Buildings I know I like are view talay 6.  Centara abc.  

Deal breakers:

- no studios less than 45sq m.  Looking at you base.

- not interested in jomtien or naklua.  Explicitly, nothing past the 16/2 on second towards naklua.   And nothing past the intersection of 2nd and 3rd towards jomtien.

- needs to be furnished.  I'm not picky but should be clean.

- I need a kitchen with at least a fridge, oven, and stove top.

My last room was a studio in centara but they're all under 45 sqm had had the largest at 40 sqm so i gather you want a 1 bedroom at 48 sqm there.

The grand is open now as well with abcdefg buildings
