Nirun condo for sale.  4th Floor.  B1 building.  Balcony faces out towards the A1 building.  Tray ceiling with recessed corner lights.  Original bathtub.  Full Furniture.  Asking 720,000 baht with 50-50 split of transfers cost.  Condo is in farang name and has been owned by farang for 8 years and can be transferred quickly.

Apologies to both did not read it properly, it does look as though it needs a bit of upgrading and considering another BM has condos available sub 6k per month that are better fitted out its a 10 year+ return?

This condo is in the smaller building.  There are no lifts in the smaller buildings.  The big building does have a lift.  The balcony looks out towards the A1 building. I think that means the balcony faces North.  Like you are looking towards the Big-C Extra on Pattaya Klang.

I don't have any immediate use or need for the furniture  BUT a buyer could easily post some 'for-sale' ads around Nirun and sell off the furniture.

I could also rent it out .  5,000 monthly....Govt electric.  Renter pays electric, water, and Nirun service fee(300-450).

i live in Sydney, Australia.

I'm happy here so i'm not buyer but for A$36K at a place with a pool it has to be an attractive retirement option for a lot of people.

If you have a bit of cash and can get the Aussie pension, health aside, you would be cruising.

Thanks !!!   Nirun Condo's is the lowest priced condo that I know of.  Great location too.  If anyone need a rental condo,  I could rent out this condo and put off the sale.

What's the shortest term you would consider renting for. I just arrived back in town for 3 months and I'm looking for a place.

Correction:  There are lifts/elevators in all buildings.  You still need to be able to walk some stairs as you must walk up to get to the elevator/lift and also where they stop will require you to walk up/down some stairs to get to your room.  It is not suitable for someone in a wheelchair.

 I have another Nirun condo that I could sell.  This is a Corner unit and has a extra side window.  being it is on the 5th floor and buy a large open area you get a tremendous amount of wind/breezes.  Many of the renters that have stayed there never use the air cond.  Several because of low electric usage have not paid any electric bill for months.  Asking 720K  with a 50-50 split of transfer fees.   Before all of the photo analyst experts tear apart the photos,  these were taken a while ago. I never bother my renters so I haven't taken any new photos.  There is a customer who has been there for several years but has agreed to move into another condo I have if I find a buyer.

2-Nirun condos for sale or rent...Both in the B1 building.   4th floor  and 5th floor(Corner condo with extra side window).    Rent- 5,000 monthly.   Sale- asking 720,000 with 50/50 split of transfer fees.  Foreign name.  Both have full furniture. Available now.
