Center Condo, 50 sqm Studio for Sale, Sea view, 15th floor

Someone asked me the nationality of those who visited :

  • Buyer is from USA
  • A guy from Australia made an offer 100'000 B shorter
  • 1 from Norway, 1 from Germany, 1 from a Gulf country (?)
  • 2 from Thailand (!??, even if condo in foreign quota, so more expensive)
  • Last one I forgot to ask

So yes, Westerners are still buying in Thailand :)

I dont know if there is a  thai version of https://www.realestate.com.au/sold/ as we have in OZ as many others.

And if there was the land office changes the sales price  to suit them

No, 0.1m lower than the final buyer's offer.

I will not give the exact agreed price, but you can have a good idea of it if I tell you that my asking price was 2.5m and is first offer was 2.3m. I should add that the buyer was VERY interested, very eager to conclude fast and to be able to move in quickly. He is already in the room and receiving some furniture right now. :wink:

In the UK, in 2008 there were big discounts available. Maybe the same in Pattaya?

Center Condo is a 25 yo condo and there are then not big variations of price anymore, as in a new one.

I sold about 20% only above what I bought. Not a great thing for 11 years if you want it to be an investment. But very happy for that as I clearly bought it to be my home, not as an investment.

Prices have slightly go down in last 3 years. Probably could have made 30% if sold in 2016-2017

No rent to pay for 11 years worth about 2m  less whatever interest your capital might have earned?

would have been 70%  for me i have  AUD back then 33 baht to the dollar.

i think you did well when you factor that in the question with your currency so you can add another 30% to that if you take your money home but i know your not.

Im late to the party in this one but i get the discussions around money etc. But ownership lets you put your stamp on a place something that you cant really do in a rental. And its this that keeps me looking at sale adverts and stops me from buying :D
