This is a perfect house for families that’s owned by a Thai friend. Putting this up on her request to advertise this amongst my Farang friends. The house as you can see is very spacious (usable area 160+ sq mets) & fully furnished. This is available for both 6 months (25k pm)/ 1 year rent (23k pm) and also for sale (4.2 m). For rentals two months deposit and one month advance payment is required. 

Comfort - 3 bedrooms, 2 bathrooms, 3 air conditioners & 5 ceiling fans
Convenience - Washing machine, Fully furnished kitchen with refrigerator, oven, microwave, coffee machine, electric stove 4 Head, sink: hot water, kitchen equipment, Living room TV Samsung UHD 3D Karaoke 65 inches (very good quality), good leather sofa, coffee table, audio, dining table, air conditioner and fan
Facilities - Community swimming pool
Locality - Quiet locality with Hospital (24 hours) nearby, 7/11, temples and school (Regent School)

Nice house however its now 38 tb to the GBP and likely to drop more.

It may be a wise move to drop your rental price now in order to catch a customer ASAP.

Nice house. I would be interested, but the timing is a little off. I am looking for a rental of this nature about a year from now.

I moved house last week and had to pay 2 months deposit.

The Thai landlord insisted I was not going to argue the TW got the rent down from 15K to 12K a month for a 3 bed room  refurbished house just off Third road .’

There are some bargains out there at the moment.

The two month deposit is a very grey area.

For a small studio condo apartment its not much of a risk for the landlord.

However for a high class well equipped large condo apartment or house the risk is high so many will demand 2 weeks security bond.

As I’ve mentioned this house belongs to a friend. And I know shit about Thai property or tenancy laws. I’ll pass her the message. If anyone is genuinely interested to rent but 2 months deposit alone is a deal breaker  you can directly negotiate this with her as well. Same with the rent, she slashed from 30 k to 25 k now but if that still looks high and you have a reasonable counter offer please ping me for her contact details.

Nothing grey about it at all; it's not applicable in this case (assuming she doesn't have 5 or more properties).

Yes, because that was more for sale and  didn’t have rental details. Because Ark is banned now I initially thought of putting a comment on that thread itself. But that also had a contact number which she didn’t prefer to be shared.
