At the Base there is a rule, nothing hanging on balcony railings, but some do.

When I was looking for Condos I noticed in the Edges $$$ Condos near the top there is a section with balconies but the rest of the riff-raff has to made do without balconies...

So are all rooms going to have clothes dryers? I just don't get the no balcony thing.....

Think these floor plans will comprise most of the units. No provision for washer or dryer. At least the wife's unit at the Base came pre plumbed for washing machine, and of interest the units at the Grande Avenue (where I want her to buy) do not. To me, marketing the Edge as condos is misleading as they are clearly focused on the hotel stays.

These units look tiny. Yeah, more like a hotel room type stays. It's so tiny that they're really isn't room for anything extra. In theory you could always install a washing machine in the bathroom by using the existing plumbing there, but it doesn't look like there is any room for it. 

The layout is stupid too, having the bed(room) in between the kitchen and living area. 

Brand Avenue condos are plumbed for washing machines BTW, I am staying in a 1 bedroom unit now, and it has a washing machine on the balcony.

Yea it can be done as I rented one for a friend but they ran the water line from the kitchen and used the balcony drain for the washer, Micky mouse but it works. There is one for sale that is actually plumbed for a machine in the kitchen.

Not much "headroom" so need a small machine.

Maybe some units are different. Every 1 bedroom unit that I have viewed and stayed in had a washer. Pics from my the unit in currently staying in.

Looked at quite a few new units and none were plumbed, but hey easy to do after the buy.

Wouldn’t fancy walking through bedroom from kitchen to get to living area, bad design for me.

They just keep making these prison cell size condos you would not want to live in one with it furnished as designed. The Pic is just a suggested  design the condos usually  come empty unless you order the furnish package.

Have you  viewed a  26.5 sqm  studio called  one bedroom  as there  is a wall in the kitchen. It is about 5 steps from kitchen to living area

TV on wall bed and  table and chair max to walk comfortably any more you're dodging  stuff to get around.

i have lived in a similar design  40 sqm studio with no walls and  entry via kitchen and balcony . without as much furnishing it was just liveable.

A well laid out 35sq meter room is quite ok with me.....My current condo size, especially with a balcony with a view....But I would not want to go smaller......Loads of the Edges rooms are smaller than 30sq meters....

i too have lived in a 35 sqm for 6 months in centara and found quite ok as well.  There is only one 40 sqm studio on each floor and the difference is noticeable  

But some come over furnished and not much room to walk around. I once viewed a smaller 30sqm one had a double bed and fold down sofa side by side there was no room to put your feet on the floor

Told the wife my min condo size was 35sqm, looked at several and she didn't like unit or me not like location. When looking at 29.+sqm the Base she says "i like this one" me "buy it". So it's been a learning experience. I'v heard when Chinese search for vacation stay Pattaya, the number one place that pops up is the Base. Hopefully the Edge will take it's place and the Base will be less crazy. If we buy at Grande Avenue, she will rent long term (no interest in hotel rental) or sell. In the last 5 years we've saved over half mil on hotels, and had a better place to stay, so she can sell for less than she paid and still be ahead. If advertising to rent I'd say "the bad it's small, the good it's small" if claustrophobic look elsewhere, if wanting well laid out efficient easy clean, low aircon bills, it's the place for you.

The reason they stay at the Base ,is because many units are Chinese owned and marketed , I guess that's unlikely to change, but of course there's sure to be Chinese owned units at the Edge too .. 

The big factor is wether or not the management will allow short term rental to go on in the complex .

No idea on how they could stop this...If they did, would that cause the market on resale units to fall, and most of these seem to be investment units, and not second vacation homes

I questioned why no washing machines were on the original plans at Grand avenue. Was told that nobody wants them.

This was well before any fittings had been installed.

So i did drawings and they reluctantly agreed to do the job for an extra 20k. It involved plumbing the washing machine inlet and waste to the main outlet. 

Also raising the height of the kitchen to fit in a standard height washing machine.

Of course they messed it up a couple of times (by now the staff in the office hated me, although i was amazingly patient and polite.) but we got there in the end!

Now there are washing machines on lots of balconies, which look ugly, and yesterday notices appeared in the lifts saying no laundry can be dried on the balconies!

Your installation looks good, thinking raising the counter top probably introduced a raft of issues. If the wife succeeds in buying one, may be just cut the counter top and fit the washer top with say a large cutting board.

Yes you are right, I was ok because i got them to put in a higher kitchen to begin with. 

Your idea of having the washing machine with a board on top sounds like the easiest solution.
