My tenant just had to move out today due to a family emergency back home, so my condo in Building D is back on the market. It's ready to move in though I'll be fixing up a few things over the coming days.

I'm renting at a below market price (6,000 a month plus utilities and 500/month common fees) because I'm looking for a good, stable tenant. The electricity is at government rates and water is reasonable. This rent assumes at least a year commitment. Rates for a shorter term would be much higher. If you walked into Nirun and tried to rent a similar place, most would ask for much more but for me having a stable, good tenant is best. I'm a good landlord which can be confirmed by board members who have rented from me.

One interesting feature is I added a safe for the last tenant. :) The air con is about a year old. The condo never gets sun as it's located looking over the pool on the south side. There's a microwave, an induction burner, a rice cooker and an electric kettle with pots and pans and a few dishes, as well as a sink-cabinet on the balcony, so you could do some basic cooking as the place is now. There are security grates on both the front door and balcony doors.

The Nirun community is good--lots of shops and restaurants, there's a good feel to the place, sort of like being half in Thailand and half in the west. Big C Extra is very close (about half a kilometer), which is a huge benefit. The cooked food there is excellent and a great value. There's a good, cheap pizza place nearby, a pie maker (Neung's pies)--the list goes on and on as you explore the neighborhood. It's just a stroll to Club 4 and the other gentleman's clubs. I expect the new tenant to be someone who already knows the area and enjoys it.

I can be a good resource as well, having lived in Pattaya for many, many years I know the area very well and I'm quite willing to answer questions about a wide range of topics, from places to buy things to immigration issues.

Internet is of course available from various sources as is cable tv, though not included in this low price.

 it is a nice friendly place to stay when I was working I would walk through at 2 or 3 am going home never an issue never felt unsafe ever. In almost 15 years of living here have had zero issues with anything or anybody. At 6,000THB pm, this place looks like outstanding value.

While I haven’t personally met the OP, he has a good and longstanding reputation on PA, so that’s a bonus for any prospective tenant.

Decent room, clean, well decorated and good location. Nice looking pool too. For guys on a tight budget this place should tick all the boxes.

ps I would also congratulate the OP on the quality of his advert - good info and excellent photos.

Thanks Chris2004 and Lottellee Winna. I appreciate your kind words. I truly believe this can be a very good home for someone; as Soi7 says, for the right person it's a great place. The location is wonderful and the vibe is as well.

By the way, the last tenant is a board member and reluctantly went home, very nice guy. He will be gone for at least 6 months looks like, but when I saw him yesterday he said he would stay here again if it was available on his return. The tenant before that is a board member as well who only stays in Thailand a few months a year, hence his shorter stay. If anyone wants to chat with either of them, I'd be happy to contact them and ask if it's ok. Before that Nam of Nam's taxi stayed for a couple years. We parted on good terms as well. It's important to me that all business I conduct is fair and equitable.

Side issue but neungs pies is moving Tuesday to Khao noi on the darkside to take over the bakery. They will deliver but minimum purchase is 300 baht,

 

They have some satellite outllets around the place. Check them on facebook

As much as I love all things Australian, I got to get me action of the asian persuasian.

Just an update. I still have yet to fix a couple things as I went through a bit of a health issue, but once I get it fully fixed up I'll advertise it more widely--currently this is my only ad. I would prefer to rent to a fellow board member, but that may not be in the cards.

Hi, is the Nirun condo available for 1 month arriving feb 5th for 30 nights. I am a none smoker and have twice stayed as a tenant of jai dee mak on pratumnak hill as a reference, once with dance watchers and 4 times in VT1 with pattayacondos (jason) all can vouch for me as a good tenant .... im doing a 4 month trip however 2nd and 3rd month i will be in Vietnam/philippines and 4th month back to thailand ... my concrete days in patts will be 30 days from 5th feb. I understand the rent would be more than you advertise as will only need 30 days initially. Is this possible and also could i get direct internet at extra cost?

When I read the first post by the OP, I was wondering if I knew the place, reading on, I realise I was right, and have some good memories.

It is indeed a nice condo for the price, well worth it, and the owner is an honorable landlord, who deals well with his tenants.
 

I can wholeheartedly recommend this to anyone who looks for a place in this are and price bracket, it is a good deal, and an OK place to live.

I have tried messaging OP but he does not appear to be able to receive messages. I fully understand a landlord preferring long term tenant. Just thought id ask for a full month on dates ive mentioned olus a potential month a few months later (the latter is prob not an option) as a long term tenant may come along.

Im hoping its available, never stayed at nirun before and would like to sample. Im actually looking to purchase a condo in either VT1 or maybe even nirun, so staying in that complex will give me ample opportinity to scope the area/place out. Stayed in VT1 so know what id be getting there. 

Hoping OP reads this as there has been radio silence on this thread from OP for a while now.
