Rooms available 7-8k a month - Soi Buakhao

There's a nice massage shop i go to on Buakhao, they have rooms upstairs, and has a private entrance from the rear. It's a good value, good location and friendly place. Has wifi included, extra is elec and water, 8 baht a unit, water 150 baht a month i think.

 

I don't have any photos of the rooms but if anyone is interested contact Mai by email or telephone and she will help

8 baht electricity is twice the government rate. So instead of paying 3k you pay 6k.

All of sudden a crappy room ends up being 13 to above 14k depending on usage. Most tourists use ac heavily.

Better to find a place with ac included or negotiate on air bnb

No way elec will be 3k or 6k. Govt rate is 5 baht isnt it? Opposite at RCon Blue think they charge 10 baht a unit, way too high, 8 baht is common. To have elec charge of 3k-6k you'd need to be in 24 hours, aren't you meant to be out somewhere

I own my condo in bangkok and is 4 baht per unit government rate. When I go to jomtien in VT2 for a month I pay 5baht per unit as the agent inside knows me.

 

Most tourists sleep with air con on. They are in and out in between lunch and dinner. 3k is easy at 4 baht

...

Then double it. I would never be suckered into that scam. Either negotiate it down or move on. Only a lunatic would pay 10 baht!!

 

Edit. My calcs are based on 35sqm studio size. A 15 sqm shoebox on 9Btu size unit would be much cheaper but it's still a jab at 8 baht.. It's just on principle

Tourists are different, some prefer fan some AC and some a mixture. Anyway the rooms can be rented for many months, so potential ex pats as well as tourists. Much better to go direct than AirBNB with all the charges.

She'll probably do a deal to include bills if people worry like you

If your budget is such you're seeking an 8k/month room, you're nuts to be running up a 3k electricity bill. Buy a fan or two already.

See my edited post above. I never worry about electricity jab.. I just walk away and let the owners worry.

I was talking tourists of course as its predominantly a tourist site.

Most expats that soi rent fan rooms, hardly an upmarket area so attracts poorer pensioners.. Far bigger rooms in jomtien with balconies higher floors for 10k

But who wants to live in Jomtien. Those guys who want to be in Buakhao near the action won't want to be in Jomtien

Now your talking tourists.. but most won't be staying in a 7k dog kennel. Pensioner expats won't be to much into the action after happy hour either.

 

Your post is appealing for the low end tourist but not for months. Maybe a week? Still better than a backpackers I guess

You're assuming it's crappy and a dog kennel when it might be fine. I have seen some pretty uninspiring rooms in this price range, but others have been fine, and often they're quite large. AirBNB is not a good choice for outright budget options imo, what it offers seems to be better value for money at the 15k+ price point.

Scuba you might want to mention whether it actually has an air conditioner (and if any cleaning included?)

Appealing to retired baby boomers on a limited budget who just want to come over here for a month at a time (no visa required) and shag a different lady every night less than half their age.  Also numerous eating options nearby.

People often wrongly assume the 5-8k rooms are grim and small. I'm sure some are but often they are nice. I'm currently in a 6k room and its excellent value about the same as the 13k room i had near beach road and actually better than the 22k hotel room i had for a few months. But someone could stay in Jomtien out of the way and wish they were more central for 10k

I know plenty of guys who come here for the winter, staying in a budget room means they could stay longer. Spending a lot on a room is a real waste of money

While you got lucky In my experience tourists that are paying $6a night for accommodation are not banging go go girls or even bar girls but trawling beach Rd begging for a 500 baht cheapie.

It's just common sense but it's still better than the hand and a porno

Again not everyone is the same, maybe some guys are. Most expats and even tourists tail off with gogos and even bars, instead going for freelancers, probably paying all different amounts for rooms and condos.
You always sound like a disillusioned expat to me, usually negative posts

Wrong again, these rooms are often bigger than modern studio condos and some people will have choice others won't, its not black and white as you see things

You might as well just go to any hotel on bukhao and ask for monthly rate, and it will be just about the same price (if you get a good discount deal) but all inclusive (water/elec/cleaning)...

That's what I use to do before I got a live in.  I would go to a hotel that looked good and ask to see a room.  If I liked it I would ask the price, then asked them how much if I stayed for 3 or 4 weeks.  Would then get a price about 25% less but it would come from the manager as the normal staff wasn't empowered to offer the discount ( I never tried this during high season).  I knew that monthly rates were usually less but I was BFing a different gal each night and I wanted daily cleaning with fresh towels and linen.

Two word for you, Location Location Location, alright then 4. Anywhere between Soi Bhuakao and the sea will be charged at a premium so bargains to be had behind there :wink:

You might as well just go to any hotel on bukhao and ask for monthly rate, and it will be just about the same price (if you get a good discount deal) but all inclusive (water/elec/cleaning)...
For example, one for 7k+ whatever all inclusive?

They are often bigger than a modern studio condo. Yes no lift or Pool, but not everyone needs a lift or wants a pool. When i was at a hotel for 3 months i used the pool twice, so it depends what the person wants. So what kind of place are you staying in? I wouldn't want to stay in Jomtien, in fact a friend of mine regrets buying there a year ago

No 6k guesthouses are not bigger !!. Really above a massage shop?? When I holiday to Jomtien twice a year from Bangkok I stay in View talay buildings 35sqm studio with bars restaurants massive pools and lifts of course

As I already mentioned (keep up) I live in my condo in BKK lower sukhumvit 74 sqm bought new 12 years ago for embarrassingly small money near nana BTS,.with gym pool lift etc etc etc

I would NEVER buy in pattaya. No industry there and seasonal rentals. Thats for suckers only! As your good friend found out

I never said it would be 7k.... but in 10-12k range could be possible to find something decent.... my point is that you pay about the same price as mentioned above, but don't have to worry about stuff like electricity or water bills...
