I was just about to book through DW for a nice condo in VT2, the e-mail they sent says they need what amounted to 85% of the booking as a deposit and no refunds. I am booking for early Sept. so who knows what might happen before then. Is this the norm or are they screwing with me?

Used her before for View Talay 6 condos

I suggest you look here for a better alternative for VT6 condos. I did and I am happy with my decision for a corner condo for October. The hell with her bullcrap deposit and refund policy. I paid a 5k baht deposit for a great condo in October.Try this instead:

*POLICIES & DISCLAIMERS*
Full rental payment is due within 24 hours of check-in(less any booking deposit paid)
A pre-authorisation on a credit card OR security deposit of 6000THB is payable on check in.This is refundable/cancelled on day of departure providing there is no damage. Cancellation Policy:-30+ days, 80% deposit refunded,7+ days, 50% deposit refunded.Within 7 days we can’t guarantee a refund but we always do our best to find another customer and will refund accordingly.
*In the event of any construction noise from work taking place that is out of our control,we can not issue a refund but will do our best to find an alternative room in View Talay 6*

DISCOUNTS BELOW:

3 DAYS+ 10%

Stay for 3-6 days and save 10% on daily rental

WEEKLY 15%

Stay for 7 -13 days and save 15% on rental costs.

 2 WEEKS  20%

Stay for 2 -3 weeks and save 20% on rental costs.

3 WEEKS  25%

Stay for 3-4 weeks and save 25% on rental costs.

At one of the quietest time of year and wanting 85% deposit and non refundable is taking the p**s.

My advice is to look elsewhere as their are no shortage of properties for rent.

I looked at Honeys many times while looking for a condo. But there are just as nice or nicer condos in the VT1,2,5,7 for half the price of vt 6, I know location...etc. They are also closer to the GC's and threppasit market so not all bad.

I am not that worried that I will get scammed just that they have such a bad policy with no returns on an overly large deposit. I mean I am not so well off that I can just throw away $400 if my plans change for some reason.

Thanks but we aren't talking about prices of different VT properties which may or MAY NOT be half the cost.  And yes, location is indeed a huge consideration for some. I lived in VT2A back in 2008-2009,so I'm very familiar.

Exactly. That was the purpose of my post offering a more generous refund policy, and rates.

There are numerous condos in the same area through airbnb, home-away, and I'm sure there are others as well. Policies are different but most are full refund or maybe cancellation fee if 7-14 days away, not no refunds at all.

Agreed that they have a way better refund policy than DW. DW is well reviewed on the forum, just no refunds? I don't understand how they can get biz with such a policy. I'm sure many hundreds of times throughout the years they have gotten free money.

It's a "Jump on the bangwagon" thing. 1 guy recommends it and others follow without looking for an alternative. Many do a little bit more research and find alternatives. Whatever floats their boat.

Believe me I have a touch of OCD, I have been looking for the perfect condo for 3 months now. Thought I finally found the one I wanted was ready to book and then they hit me with their policy, damn!

I understand. I lived in 2A for a year but what I said applies to all of their condos when you compare the 2. I was on the 14th floor in a 1 bedroom with great views. This is the view from my living room balcony back then.

Hasn't been my experience, used them over a dozen times.

Last was a few months ago, total was 35,000, paid a 9,000 deposit.

Could have changed recently though, or maybe a policy for first time renters?

Will know next time I use them in 2 months time.

Cheers

i just booked in v2 for july, deposit was 9000. stayed there before , I have no worries about booking with tik. if you think your plans might change then maybe better to look at other options ,with no deposit.

There are 2 studios that are 10,000 for two weeks in VT2 with DW. They are both really nice studios in my opinion, lots of wood which I like and not a sterile look to them like most seem to have. So they wanted a deposit of 9500 which is nearly the whole total(not including vat and final clean), but may be that their standard deposit is 9000. Airbnb has a couple nice ones in the same condo(but not quite as nice) plus others in 5C and 7, some with a cancellation policy for 100% refund up to 7 days before arrival. My father is going downhill with emphysema and don't know how long he has left, but could be I wouldn't be able to make it to Pattaya as scheduled, so the option of a refund would be nice.

Looks like your probably right mate, it's not percentage based just a flat 9000.

Definitely not going to suit you if your plans may change.

All the best to you and your father, deepest sympathies for his ill health.

Cheers

This is what travel insurance is for.

I agree that DW policies are on the extreme side. And their web site is not sufficiently transparent (pre-deposit, non-refundable deposit, paypal fees, cash on arrival, etc.) But their suites are beautiful and they have rave reviews on this board.

You may also want to check out this condo.

Whilst I dont know that condo I can comment that Tuenchai is a 1st class and very reliable host.

Nice and good value but booked for the days I need. :(

some guy actually runs the show her husband or boyfriend.... no surprise to see the thai gal showing... I would never give a deposit any more than 30 percent

So ended up booking at Royal Park Apts., in-between VT1&2 on Thep. 1 bedroom, 800 baht a night, nicer than any other I saw at double(or more) the price. Might not have all the amenities of the big condos DW has but the room itself makes up for it. DW makes it too hard to book, with the huge deposit, no refunds, and other fees as well. With thousands of other choices I would think they would be more flexible with their policies. Royal Park was very easy to deal with, I don't know how to link but easy to find on google if your are interested.
