Air BnB Recommendations?

Featured Replies

Heading to town with a group of 3 other dudes, looking for a house or some other 4+ bedroom rental in town for 4 days early June.

Anyone have any recommendations?

Also love tips on getting larger groups of ladys back to that house.

Thanks

I would just get 4 hotel rooms. Most of the villas are nice but on the hill and hard to get back and forth unless everyone has motorcycles

Rentals under 30 days are illegal. Enjoy the Monkey House.

This could be confusing to some BMs. There are provisions in the general planning rules that in theory prohibits the used of zoned residential condos and houses from being used as a tourist facility, that is for periods less that a stated minimum. However, IMHO it is not routinely regulated. I am not aware of many breaches being prosecuted. In my Condo building there was a flagrant breach of the rule but nothing is done about it.

Secrets Villa may fit the bill. Check out there website

As much as I love all things Australian, I got to get me action of the asian persuasian.

You learn something new everyday.  I didnt know it was illegal to book a place for less than 30 days,

In 2010 myself and 3 other guys booked an apartment for one night

from https://www.newnordicgroup.com/ with the sole purpose of having a party with some thai girls.

And we decided to book 8 girls from Devils Den

http://devilsdenthailand.com/

We chose and booked two girls each for an outcall (10pm to 6pm)

The girls turned up on time and we had a great night.  We all had fun with

most of the girls.  And the 8 girls even got naked and put on a lesbion show

Not all rentals under 30 days are illegal. Depends how the properties are registered etc. For example, if a condo building is registered as a Condotel then no issues. It’s not necessarily black & White in any case as the Hotel Act only applies if 5 rooms or more. An individual condo, obviously, isn’t covered by this. The Hotel Association in Phuket put pressure on the authorities a couple of years ago which is where the ‘crackdown’ started.

It’s certainly not illegal to rent a villa or house but there are tax implications and, possibly, work permit/visa issues depending on the circumstances.

Being registered as a Condotel is far to be enough! There are a lot of other conditions, like a separation of the hotel part and the residence part, a special reception for the hotel part, hotel managedt by specific persons from the condo management and not directly by owners, etc.

Actually, no. All of that isn’t necessary. The EIA needs to be obtained and a hotel licence but there is nothing in the law requiring a separate management or reception etc.

Some aspects of the law are unclear and have yet to be tested in court but it’s not as onerous as you suggest.

In fact, as far as the law is concerned, an owner simple renting out a condo need not be an issue in and of itself.  There are issues in terms of tax, if it becomes a business etc etc but nothing strictly illegal about it.

I’d already read that. Authorities making an example of a small number of people in a grey area of the law. They were actually fined for not having a license. If you have 4 or more rooms then you need a hotel licence to rent out short term.

Fewer than 4 rooms does not come under the hotel act. No law really covers it. As I said, a grey area.
