Any advice on renting a condo for 2 months this December

I will be in pattaya from 8 december to 8 February and rather than staying in a hotel I thought I would try a condo. 1 bedroom or studio around Soi 15 soi buakhau. 

I know most condo owners want longer terms but I am willing to pay over the odds for rent. Just a thought - some longer term rentals may be coming to an end around that time and a landlord could get a bit extra rent over high season.

Any suggestions? cheers

Baku has nice, recently remodeled rooms, and they are expanding - building out more rooms in another building on the same Soi, over their newly opened golf shop (where they rent golf clubs, and have a virtual reality golf thang where they will provide feedback on your swing, etc)... I assume in another 2.5 months or so, they will have completed that work... they are also building out a bar/?restaurant?, on the small Soi off of the other Soi (that has David's Pizza Italy on it), and I am guessing there will be more rooms above that (probably another 3 months or so of work there)... so eventually Baku will have a relative shitTONNE of high quality rooms (assuming they will all be to the same really nice standard as their first guesthouse) in the same Bukhao/Soi 15 area... also, there is a new Soi 6 style bar on the same Soi called 555, near the Belgium Beer Bar and near Boomerang Guesthouse/bar... 555 seems quite popular, pretty sure they have another 555 somewhere else in town/Pattaya... I haven't seen any of the gals that work there sitting out front, yet - not sure if they have their fair share of "stunners", etc... and if your sexual healing remedy is a smokeN hotter N hot huge mullet endowed LadyBoy, there is the infamous Babyboom AGoGo on the same Soi, nearby the original Baku building... something for everyone... and there is another nice bar - HideAway (with nice rooms) on the same Soi, and a laundry/guesthouse and a beauty salon/guesthouse on the same Soi... all that is missing on the Soi is a 7-11, and there is one right at the corner of Soi 15 and Bukhao, a stone's throw away... FYI - the Soi doesn't have a name... on the Bukhao entrance to the Soi is Asian BackPackers bar/restaurant/guesthouse and on the Soi 15 side of the Soi there is the Hideaway bar...

You can try air bnb. I'm in jomtien soi 7 rented through them 9k/month

There are a quite a few in south Pataya as well

Airbnb all the way, though you are leaving it a bit late to pick up one of the better airbnb condos for two straight months in high season - airbnb for a week or two no problem.  I'm booked in Jan and Feb in the Soi 15 area via airbnb.

My first choice is book direct with the condo juristic office, second choice book with Airbnb.  If you book with Airbnb, do your homework on the host and details of the listing.  Any Airbnb booking >28 nights means the LT cancellation policy applies and if you cancel, you lose your first month rent payment. 

I have booked w/Airbnb 4x for one-month rentals each.  I like to watch cable TV news and as I learned just because the Airbnb listing says it has cable TV, that does not mean any English TV channels.  I have seen many glowing Airbnb reviews, but pay attention to the negative review, e.g. from Matt July 2016 on 6 of 8, this host got all positive reviews except one, about the cable TV (this Matt is also an Airbnb host in France)

Yes you could also add the Avenue residence. and try local estate agents. I am in centara good value and no electricity bill ATM you can walk into city garden and they have a pool of units in the sales office overpriced from owners and high electric price.

There are a few apartments in centara on airbnb. About 900 baht per night. They look pretty good

I cant seem to find any booking site that has urban, city garden, or Avenue for monthly rentals

Any ideas on how to contact the condo office. I have only ever booked hotels thru Agoda.

I was actually thinking of booking a hotel for a couple of nights and then walking into the offces - but being christmas I may be too late

Yeah really you need to plan all this the previous trip. Maybe someone can provide contact emails for the condo offices

My tip would be dont stay in one pool side ground floor. And beware hidden fees cleaning.and checkout clean.I pay 14k for a studio with weekly bedding change and room clean. Water is 35 per unit my average bill is 140 baht and internet is included.

Ask estate agents. although there is no point as you would want to look before you put money down the pictures are deceiving as learnt.some will make a appointment for you on your arrival.here are just a few there are many many many more.

Just advise so newbies reading this thread do not think Pratumnak is central Pattaya.

In 2015,  booked a studio for 1 month at City Garden for 25k baht/month.  The contact at the juristic office was Aoy.  City Garden required 10,000 baht deposit which you wire to their Kasikorn Bank account.  You can arrive after hours and Aoy will leave the key with the security guard at the gate.  On checkout, I got all my deposit back from Aoy without any problems.  The rates on the website are high and not reflective of the monthly rates I was quoted.  Rates have come down with competition from 2 new condos in the area, i.e. The Base and Centara Avenue Residence & Suites.

Clearly its relative to what one considers a little.

I am aware that many consider the end of the Soi a long way.

And visit  Pattaya and have never been outside central pattaya.

Anyway newbies should always do the home work on the location and accom googol map is your friend.

Just advice so newbies don't think Central Pattaya is the be all and end all of whats to see and where to stay.

one thing for the OP to consider - with the guesthouses in the unnamed small Soi that has Boomerang bar and guesthouse, 555 (Soi 6 styled bar/ST rooms), Pace hotel, BabyBoom, Pla Laundry&Guesthouse, Pizza Italy, PP&B Beauty Salon, Baku virtual golf center/golf club rentals, Hideaway bar and guesthouse, Baku guesthouse, etc - the guesthouses do NOT have elevators... so, if the OP doesn't want to deal with stairs, the other options like a room in a bigger hotel would be a mo_bettuh choice than a guesthouse...

Plenty of places on that soi. Pla laundry is a bit expensive I was paying 14000 a month elec and water included for that price theres better options with pools.

As for Airbnb deposit requests, you have Airbnb protection since it is a contingent charge until the host files a claim with photo support and you have the right to dispute the claim and Airbnb will investigate and rule.  Security deposits are separately disclosed under Prices.  If this is a big concern, protect yourself and take your own photos or video when you leave.  I did by turning on the TV which had date and time info, then I shot some video of the condo when I left.

Cleaning fees are clearly and separately disclosed and paid upfront to Airbnb.  Always pay thru Airbnb, never pay cash or offline since it is against Airbnb terms. I had one host email me on day 26 of 30 that I was supposed to pay cash to a weekly cleaning lady in addition to the one-time cleaning fee.  I contacted Airbnb and they investigated the host’s weekly cleaning claim.  Airbnb ruled against the host so I did not have to pay for weekly cleaning and Airbnb also refunded the one-time cleaning fee to me.

ALL air bnb must show electricity cost usually around about 7baht /unit

You were a sucker sadly and probably got stung at 10 baht/unit and then left the AC on 24/7.. Absolutely no other way for that ridiculous bill

 

No way hotels can match monthly rates unless 1 star
