My humble opinion after looking at 100s of condos online is these are 1m too much. Am i wrong?

That is incorrect sir. 1 Bed Room at treetops condo is currently selling anywhere between 2.8-3.0 m.

So with this we are selling below the market value.

Pretty much all new developments are now way over-priced.

More information would be helpful. If they are south facing they will catch a lot of the sun and will be expensive to keep cool.

2.500.000 equates to 71.500 per sq meter..

While the development is new , the apartments are now second hand and IMHO are overpriced. 

Market value is what buyers are willing to pay rather than than what other apartments are on the market for.

1.500.000 would be nearer the market value.

To be fair to the OP, the developer isn't one of the usual, farang owned, 'dodgy' dealing ones that are so commonplace in Pattaya. This would lead to an increase price/value for the building. I wouldn't say they are in the class of Raimon or Sansiri though.

I was out with friends the other night and nobody knew anyone who had bought recently, when condo prices came up in conversation.

Hardly .I sold my 36 sqm Condo ,one bedroom in Park lane ,Soi Wat Boon ,around 5 years ago for B1.45 M .This is in a far better location ,and its 5 years later .Is it value for money ? For me i would rather be further down the coast around Bang Saray ,away from the madness but not too far .

You could buy a 1-bed in Park Lane now for not much more than 1 million.

Even happier with mine bought at 71 bht/pound. Have now broken even, living rent free. Renting is a mugs game.
